Description
You know how rare it is to find a home that really does tick every box? Well, this one manages it. Five proper bedrooms, all generous in size, original period features that give it real soul, and yet it’s been modernised in exactly the right ways. There’s central heating, of course, and solar panels with a battery system (which, by the way, have already halved the energy costs).
It’s arranged over three storeys, so there’s plenty of space for a family to spread out. Outside, you’ve got landscaped gardens, ample parking, and not one but two garages. And then, of course, there are the views: those sweeping sea views that instantly remind you you’re somewhere special.
The location feels just right. Perched on the edge of Llanfairfechan, slightly elevated and a little bit grand, but close enough to the village for your day-to-day needs. The seafront is only a short drive away when you fancy a walk by the sea.
What I admire most is the way the current owners have struck the balance between character and practicality. Everywhere you look, there’s charm and attention to detail, but it still feels completely at ease as a modern family home. Honestly, it’s the kind of place you need to step inside to truly appreciate. You know how rare it is to find a home that really does tick every box? Well, this one manages it. The Tour
Step inside and you’re greeted by the original Minton tiled floor in the porch, leading to a striking reception hall with generous proportions and a sweeping staircase. High coved ceilings, picture rails, sash windows, and fireplaces appear throughout, lending the house its unmistakable character. The main living room is a perfect example, a stunning bay window, a wood-burning stove, and built-in cupboards make it a cosy yet elegant place to unwind. There’s also a further sitting room, currently used as a playroom, which could easily adapt to whatever suits you best.
The kitchen is both stylish and functional, with contemporary units, solid wood worktops, and a central island. It flows into the dining room on one side and a sitting room on the other, making it a wonderfully sociable space. The dining room has a tiled floor, a feature fireplace, and handcrafted cabinetry, while the second sitting room offers another fireplace and a big picture window framing those gorgeous sea views. Add in a boot room, pantry, large utility, and a ground-floor shower room, and you’ve got a house that’s as practical as it is charming.
Upstairs, five generous bedrooms are spread over two floors, alongside two further rooms currently serving as a study and an office, easily repurposed as extra bedrooms, a hobby room, or a playroom depending on your needs. There are modern bath and shower rooms on both floors, plus an additional WC, making life simple for a busy household.
The house has gas central heating, and most of the windows have already been replaced, 12 out of 17, to be precise. The roof was replaced in 2005 and thoroughly checked again before solar panels were installed in 2023, along with a battery system. Together, they’ve made a noticeable difference to the running costs.
The Exterior
Outside, the front garden is part-tiered with a winding path up to the house, passing lawns, a vegetable plot, a potting shed, and a tucked-away patio among trees and shrubs, providing a lovely spot for a morning coffee. There’s also a spacious paved terrace right by the entrance. To the front, you’ve got a gated driveway leading to a large detached garage with power, light, and even an alarm system. At the rear, there’s another driveway with more parking and a second garage, plus an enclosed courtyard with access directly into the house.
The Location
And then, of course, there’s Llanfairfechan itself. A lovely seaside village along the North Wales coast, tucked between the wooded foothills of Eryri National Park and the beach. You’ll find independent shops, a library, medical centre, primary school, pubs, and a popular promenade with cafés, leisure facilities, and a sailing club. There’s even a golf course, a mainline railway station, regular buses, and the A55 for easy travel. Nature lovers will also enjoy the coastal path, which runs through a nature reserve with birdwatching hides, plus direct access into the mountains.
