The site is relatively close to the sea coast—about 0.2 miles as the crow flies from the shoreline. The nearest rail stations are Portchester (1.1 miles) and Cosham (1.4 miles).

We understand the site historically achieved planning permission for a detached bungalow and garage in 1984. Whether this was ever implemented for planning purposes is unknown and we are unaware of any more recent planning history. A Title plan for one of the adjacent properties appears to show there may have been a single dwelling occupying this site at some time in past.

The Buyer shall pay to the Seller 50% of any additional sale value achieved if the site is sold as undeveloped land within 5 years of the completion date. This overage is to fall away upon the grant of a planning permission that adds material value to the site.
