This unique passive house, built in 2022, pursues the goal of sustainability in all aspects in a natural ambience with modern comfort.

From the house entrance next to the garage door, located in a quiet street near the famous Romanesque bridge of Pollença, an entrance hall leads to the living level of the first floor and the open kitchen, which leads through a glass door front of the company Schütt, to the terrace with dining area and traditional oven. A lush lemon tree and a small kitchen garden round off the Mediterranean ambience. The kitchen, equipped for personal use by a professional chef, impresses with high-quality materials, such as a marble worktop with recessed hobs from PITT, as well as generous storage space and high-quality kitchen appliances. The decor also impresses with its quality, including alabaster lamps and a Murano glass chandelier. A guest WC and access to the cellar are also located on this level.

The elevator, which offers convenient access to all levels of the house, or the staircase designed as a gallery, leads to the second floor with an open salon and window front to the patio. A modern fireplace, suspended on a deep solid wood plank, is just one example of the stylishly selected designer furniture offered with the house. On the opposite side of the house, is the first bedroom with full en suite bathroom. All bathrooms are fitted with handmade tiles by Huguet and feature real stone floors, bespoke finishes and solid oak vanity units from a traditional carpentry workshop near Sa Pobla. Built-in wardrobes and further custom-made furniture in the other rooms of the house are also entirely handmade from oak.

The second floor offers an open-plan living room currently used as a study and library, a bathroom and a spacious bedroom with panoramic windows and views of the "Puig de Maria" mountain, the symbol of Pollença. A fully equipped laundry room is conveniently available directly on the master level. The current owner offers the option to deliver the house with a finished third bedroom instead of an open office space.

A glass door provides access to the staircase leading to the top floor with two terraces and pool. The terrace floor is made of extremely hard-wearing bamboo panels. From here there are breathtaking panoramic views over the rooftops of Pollença and the surrounding mountain ranges. An advantage shared by very few townhouses in Pollença, where a pool in the lower patio is more common.

The construction of the house with sustainable materials that favor the circulation and breathing of the house is reflected in a rare A grade energy certificate. The exterior walls have been elaborately constructed with 11 layers of bonded materials, including a 10 cm layer of cork and Fermacell insulation on the inside. The interior walls are plastered with pure lime. Solar panels, which are discreetly installed below the roof terrace on the street side, and a charging station for an electric car in the garage are further examples of the sustainable lifestyle that is made possible here. The double-glazed windows are made of a mix of solid wood on the inside and aluminum on the outside, which has a temperature-preserving effect and adds ambience at the same time. The house also has its own drinking water depot. The modern building services are installed in the basement, which also offers plenty of space for other uses, such as a hobby room or a "dirty kitchen". The entire house has underfloor heating and integrated air conditioning.
