The communal front door opens onto a stone staircase with spiralling balustrade; the apartment is accessed on the second floor. Entry is via an original timber-framed window screen, arguably the apartment's most striking feature, which transitions through to a generous central lobby.



Pine floorboards pave throughout, establishing a material continuity. Walls have been painted a crisp white to serve as a blank canvas and to reflect the light that ripples throughout.



The living spaces are especially generous. The living room lies to the left and is hexagonal in shape, with stained-glass leaded windows on either side of the fireplace. On the other side of the plan lies the dining room with entry to a galley kitchen; here, off-white cabinets are paired with a rich brown tiled splashback.



There are two double bedrooms with generous sash windows and picture rails that punctuate the otherwise pared-back prevailing finish. The smaller of the two also has a fireplace, creating a natural focal point.



A Greco-Roman-inspired bathroom combines turquoise tiles with a roll-top bath and step-in shower.

The Area



There is plenty of green space within easy reach. Opposite is Clapton Common, while idyllic Springfield Park is just a few minutes' walk away. The River Lea and its winding footpath run adjacent, with the expansive Walthamstow and Hackney Marshes beyond.



Stoke Newington Church Street and High Street are a 15-minute walk away. The latter is home to Sonora Taqueria, pub The Jolly Butchers, and Stoke Newington Bookshop, while the former has Spence Bakery, an outpost of Whole Foods, and brunch spot The Good Egg. Rasa is a local institution, and Escocesa serves delicious tapas.



Clapton’s Chatsworth Road is around a 25-minute walk away and has a lively gauntlet of independent shops, cafés and restaurants, including Leo’s, ramen café Men, specialist suppliers L’epicerie 56 and The London Borough of Jam. Stone Bros is excellent for coffee, as is Fink's Chats, and there is a weekly food market on Sundays. Neighbourhood gem, The Castle Cinema, is independently crowdfunded and shows blockbusters and arthouse cinema alike.



Stoke Newington and Clapton stations are a 15-minute walk away, and both run fast and regular Overground services to Liverpool Street. There are also plenty of good bus connections nearby offering routes to the City and the West End.
