Description

Smart two bed, two bath modern-build ground floor apartment right by beautiful Burgess Park. You will further enjoy a private balcony with a sunny southwesterly orientation. The property has double-glazed windows, newly fitted fire doors throughout, an allocated underground secure parking bay (there is lift access to this), and a secure communal bike cage/rack.

The attractive low-rise apartment block sits on Peckham/Camberwell borderland, directly opposite Burgess Park (Southwark's largest park of 56 hectares - stretching from Camberwell and Walworth in the west, to Peckham and the Old Kent Road in the east).

You are 15-20 minutes by foot from Peckham Rye, Denmark Hill and Elephant & Castle Stations. There are useful bus routes a couple of minutes away, also.

There is a two door secure main entrance, then your own front door is at ground floor level. On entry, there is a boiler/storage cupboard to your right, and the property's main bathroom rests to your left. This has a neat white modern suite and an over-bath shower.

Next on your left from the hall is your big and bright open-plan kitchen/reception room of over 22 feet by nearly 12 feet. As throughout, walls are fresh and white. The fitted kitchen has been recently updated (worktops and handles). Built-in appliances are included in the sale. Double-glazed French doors open to your private balcony. Paved, and perfect for pots and a patio table and chairs.

Two west-facing double bedrooms with built-in closets are up next. The second has a private shower room.

After a brilliant (£8mil!) revamp, Burgess Park reopened in 2012, with a fishing lake and multiple sports courts. Burgess Park (named after Councillor Jessie Burgess - Camberwell's first woman Mayor in 1973) was developed in 1943, as part of the Abercrombie Plan for open spaces. The area was once home to factories, densely populated streets and the Surrey Canal before it was badly bombed during World War II. It was built between the nineteen fifties and eighties.

Burgess Park has a friendly and popular Saturday Parkrun at 9am. Camberwell Leisure Centre is a good local one with recently-refurbished Victorian pool and good gym facilities and classes. There is also a Puregym nearby on Southampton Way.

Central Camberwell has loads going on! Camberwell Church Street is a short stroll (10-15 minutes) for great pubs, cafes and restaurants. We particularly like TOAD bakery, Falafel, Hermits Cave, The Camberwell Arms, Forza Win, Veraison Wines. The Kerfield, Theo's, and The Crypt (for Friday night live jazz). In central Peckham, hot spots are Peckham Plex (cinema), Forza Wine, Ganapati, The Begging Bowl, Mr Bao and Peckham Levels among many others.

Fowlds is a gorgeous cafe in the E&C direction, by Addington Square. For further options, Oval, Kennington, Bermondsey and Borough are all close.
