Description

Description

On the instructions of the administrators CG&Co, Christie & Co are instructed to offer for sale the heritable interest in the land to the Southwest of Polmaily Farm, Drumnadrochit, Inverness
IV63 6XT; an opportunity to acquire a partially developed holiday lodge site situated approximately 3.5 miles west of the iconic Loch Ness.

The site comprises 23 partially developed lodges in various stages of completion. One of the lodges permits residential/ manager’s accommodation with the remaining lodges permitting 365-day holiday use.
Some of the lodges have been partially completed internally to a plaster finish only, with incomplete carpentry and electrical installations. Some lodges have been completed to stud wall installation, and first fix install only. None of the lodges are
currently habitable.
The lodges are bespoke in nature, being classified as permanent structures and having unique design features such as vaulted ceilings internally and contemporary modern cladding externally.
Site landscaping is still to be completed, including roadways, walkways and the private gardens to each lodge.

Location

Drumnadrochit is situated close to the western shoreline of Loch Ness in the Scottish Highlands. The village is nestled in Glen Urquhart, a lush valley that forms part of the Great Glen, a geological fault line that slices through the Highlands. Drumnadrochit itself is approximately 17 miles southwest of Inverness, which is accessible via Inverness International Airport and the A9 motorway which connects to the south and beyond.
The subject site lies to the west of Drumnadrochit, accessible via the A831 and is a five-minute drive from the centre of the village and Loch Ness, respectively.

DEMAND DRIVER ATTRACTIONS:
Loch Ness - 3.3 miles
Inverness - 16.8 miles
Aviemore - 47.5 miles
Fort William - 51.7 miles

Utilities

We have been advised that the development is connected to a 3-phase electrical supply, with a 160 kVA supply.
A borehole has been drilled in order to provide a natural ground water source. However, no warranties will be provided in respect of the utilities and interested parties are encouraged to carry out
their own due diligence.

The Opportunity

The site provides a rare opportunity to acquire a sizeable holiday lodge development site in a timeless location.
The site has already benefitted from having a large amount of capex incurred, providing an operator the opportunity to finish the development in order to then benefit from the growing holiday park market.
The site will therefore appeal to property developers, as well as hospitality/holiday park operators. The premium nature of the design and location has the potential to attract the more affluent demographic once the lodge scheme is completed.
The residential lodge consent for one of the units provides flexibility for either an owner operator or eventual managed model of operation.
