A PHENOMENAL LOCATION, ALMOST AT THE WATER'S EDGE
One kilometre east of Casteldaccia in the province of Palermo, between the state road and motorway that follow Sicily's north coast and the shore of the Tyrrhenian Sea, a little stretch of residential development follows the sandy beaches. This is a quiet neighbourhood characterised by large villas organised along private cul-de-sacs, and midway along one of these we find Villa Tiziana.

The street is gated, with the maintenance costs of the private road shared by a small number of residents. In return they enjoy private access to a lovely little sandy bay, which is otherwise reachable only by sea. From the northern corner of the semi-detached property to the water's edge is not even 100m as the crow flies – you will be able to hear and smell the salt water from every outdoor space of your huge Sicilian beach house.

FURNISHED AND HABITABLE: NO FURTHER INVESTIMENT NEEDED
The vendors have only made Villa Tiziana their summer home, meaning that despite being nearly half a century old it has aged very well. A pair of the bedrooms downstairs are recent additions, and one of the upper ones has been renovated with a new floor and a lovely feature wall.

Any renovation work would be purely a question of personal taste, priorities or aesthetics. The windows are single-glazed but beautifully made in solid wood. The bathrooms are original from the 1980s, but still work with no issue. The outdoor kitchen could be refreshed but the stone ovens are there forever. The basement would need work to be used as a living space, but does the job of a large storeroom perfectly.
