Description
This chalet-style family home has plenty of space and lots of scope, plus a good-sized garden, loads of parking and a detached garage. It’s situated in the commuter-friendly village of Smallford, on the edge of St Albans.
The Property
37 Station Road is a detached 1960s property, built in the style of a chalet bungalow, yet with a layout typical of a house: living areas downstairs, bedrooms upstairs. The home has lots of scope to update, as well as to reconfigure and extend (stp). The current owners have lived here for 15 years, replacing the electrics and the boiler early on, refreshing and redecorating over time, and appreciating the generous space on offer as they’ve become a family of four.
There’s a wonderful family feel here, with rooms big enough for everyone to be together, alongside open kitchen/dining ideal for everyday life and entertaining alike. The kitchen and dining room are the heart of the home. They’re connected via a wide archway, but could become fully open-plan if preferred by removing the wall.
The kitchen is fitted with ample storage and surfacing, hand finished cabinets, granite worktops, and a peninsula for bar seating. There’s a sink and drainer under the window, and gaps are available for all the appliances you need. Wood flooring continues from the hall into the kitchen and dining room.
The dining room has double doors into a conservatory, so guests can move from dinner at the table to drinks on sofas. This is a versatile addition, whether as an office with garden outlooks, a playroom close to the kitchen, or a reading room with lovely natural light. You could well use it for formal dining, turning the dining room into a lounge area instead.
On the other side of the hall is the main lounge, sequestered from activity in the open living areas. This is a wonderfully spacious, dual-aspect room with two bay windows that fill the space with natural light.
As for bedrooms, these consist of three large doubles and a single. The owners use the single as their office, but it would also work well as a nursery or even a dressing room/walk-in wardrobe. Two of the bedrooms already have a whole wall of wardrobes, and one has a door into the eaves for further storage.
Upstairs, the bathroom features a touch of retro charm. A large shower room is also located on the ground floor for added convenience.
The Plot
37 Station Road occupies a great plot. To the front is parking for multiple cars, with more driveway down the side of the house. This leads to the detached garage, where you can fit another car if needed. If not using for parking, the garage provides substantial storage, workshop space, or conversion potential, perhaps into a proper home office (stp).
The rear garden combines a two-tier lawn, a deck at the back of the house, and a patio behind the garage. There’s planting, a mature cherry tree, a conifer, and neighbouring plots provide leafy surroundings. With a bungalow on each side, the garden is private and unoverlooked.
The Position
Smallford offers the best of both, being a small village, yet on the edge of a city. St Albans city centre truly has it all, from retail and restaurants, to history and the arts. For commuters, rail services from St Albans reach the capital in as little as 21 minutes, or Hatfield station is equidistant from the address (a season ticket from Hatfield is much cheaper, and most trains take only marginally longer). You can drive into London in less than an hour.
Smallford itself is home to Smallford Farm Shop and St Albans RFC. There’s also a Notcutts garden centre you can walk to, a pub within stumbling distance, and amenities handy to have nearby such as a vets and a petrol station. The nearest schools to Smallford are in St Albans, while the village has Oaklands College and a Busy Bees nursery. There’s independent education locally too, plus the University of Hertfordshire in Hatfield.
For fresh air and the great outdoors, Smallford has walking routes and surrounding scenery. The Alban Way runs along the old railway line, there are footpaths around the former de Havilland aerodrome, and fields and forests can be found quickly. For staying active, you have Hertfordshire Sports Village on the doorstep and multiple golf clubs close by.
Days out in the area are in abundance: wander around St Albans Cathedral or Hatfield House, visit Leavesden Studios or the Natural History Museum, or watch the animals at Willows Activity Farm or Whipsnade Zoo. For holidays and business trips, Luton airport is under half an hour away.
