Description

Paul's note -

"The word 'Rare' in real estate is misused & overused in London a lot, but some assets truly own the title - and this Grade II Listed home, does.

The fact that the same family has owned it for 45 years, for me says it all. When you are blessed to find & secure a home of this magnificent magnitude, you don't want to let it go but my clients know that day has come. I know they are just very grateful for 45 years in a house which still makes them smile every morning with all the memories of family & friends over 4.5 decades.

We'd love to find a buyer who will appreciate the home for what it is. We know it needs modernising, but I think this home must be kept - as original - as possible. What I'm saying is, is that we would like someone to sympathetically modernise and make some little, accommodation flow, changes.

If you buy it, you can do what you want, of course but this home is too special to be turned into a glass box. Naturally, being Grade II Listed - anything too ambitious would be unlikely to be approved, anyway.

This home can be bought into 2026 without killing, it's beautiful heritage. Once you come and view, you'll see why I'm sensitive on the matter.

Nearing, 2,900sq ft / 265sq m including the home office (outbuilding) - you have plenty to live in without extending. The natural flow of the house will suit those who are willing to lose some practicality elements for grandeur.

Please have a good study of the floor plan before viewing, with 4 natural floors, the house has everything needed for family life.

This has been a family home for 45 years for Christmas, Easter, Garden Parties, and Celebrations. Without knowing exactly when the 'kids' left the nest, I reckon it's 20 years or so? And my clients have enjoyed it as a twosome, who entertain regularly. It would suit a profile, without the kids but it will be the house that everyone comes too, to connect, relax and have fun.

We are all obsessed with how our homes look from the kerb and this property scores - 10 out of 10 - on this mark.

The St Peter's Conservation Area - in my opinion - is the prettiest & most liveable conservation pocket in Zone 2 - London. That is made up with St Peter's Square & Garden, the community Church - St Peter's and the outstanding nurseries and a state school opposite the house. The community pubs - 3 local favourites on your doorstep. The River Thames, with cafes, more gastro pubs, culture & arts, and sports.

For those needing to get into the City, you'll be in Green Park in just over 31 minutes from leaving your front door via Stamford Brook Tube. Liverpool Street in 49 minutes and Canary Wharf - 51 minutes.

If you stay local, you are positioned perfectly to enjoy Chiswick, Hammersmith & Shepherd's Bush - all offering very different Sundays or easy days, although I think your immediate pocket will be sufficient for that because you have so much reached within minutes.

The video I've done, will give you an idea of the lifestyle here, I recommend watching that too before arranging a viewing.

My client is able to offer the sale without a chain, they would like adequate time between exchange of contracts and completion - to move out after 45 years of living & collecting but a Q1 completion is very doable. A pre-Christmas completion is not off the table and it could be discussed. An exchange of contracts before Christmas is our target.

It will be an honour to show you around and we can discuss this opportunity in more detail on the phone and in person."
