This exceptional architect's house with office unit was built in 1982 on a 726 m² building plot. Spread over three floors, the house offers approx. 192 m² of living space and approx. 95 m² of office space. It is therefore ideal for living and working under one roof.
Even back then, the owner attached great importance to energy-efficient construction. The house was built with 36.5 cm of insulating masonry and 4 - 6 cm of mineral wool, and again with quarry stone on the outside. Furthermore, triple-glazed wooden windows were installed. The gas central heating was renewed in 1997. The office unit is currently located in the basement of the property, with an area of approx. 95 m². This is divided into three large offices (approx. 25, 30 and 35 m²), a checkroom, WC, archive and IT area. The largest office room leads outside to a covered open space.

The living areas begin on the first floor. On this floor is the kitchen with fitted kitchen made of solid churchwood, a utility room with access to the storage/technical room, a guest WC, the living room with fireplace connection and the bright and spacious dining room, which also has a fireplace connection with wood-burning stove. From the kitchen, there is access to a south-facing terrace covered with glass, and from the dining room and living room to a partly covered, partly open balcony facing south and west. From the open part of the balcony and the living room, you have a wonderful view of the Moselle and the opposite side of the Moselle with its vineyards.

In addition to a hobby room, which is currently used as a studio, the top floor offers a bathroom with bath, shower, bidet and two washbasins, two children's rooms and a bright, spacious parents' room. From here you have a picturesque and almost unobstructed view of the Moselle and the vineyards on the opposite side of the Moselle.

This property is ideal for freelancers who can use the offices/commercial premises in the basement. However, it is also conceivable that this space could be converted into living space for residential purposes.
In principle, it is possible to close off all three floors.
