Land north of the A4 (Bath Road), Bath Road, Speen, Newbury

The land extends approximately 5.4 acres (2.2 hectares) and comprises predominantly open and undeveloped land, which is surrounded by foliage at every boundary. The site is currently accessed via a layby situated on the northern side of Bath Road. The adjacent map shows the site outlined in red.

The site’s surrounding uses include road infrastructure, agricultural fields, and sporadic development along the A4 corridor. The majority of the land immediately to the east comprises residential housing, interspersed with commercial, retail and leisure property uses.

The site’s strategic position near a major A34 junction offers strong regional and national connectivity, coupled with its proximity to nearby Newbury, making the site well-suited to a range of uses, including commercial, residential, and roadside development. The strong transport links may be particularly attractive for uses that benefit from visibility and ease of access, such as a hotel, care facility, or service station, as well as residential uses (given the surrounding context), subject to the necessary planning consents.

The site is located between the A4 (Bath Road) and the A34 dual carriageway in Speen, approximately two miles west of Newbury town centre in Berkshire. Newbury is an attractive market town located along the M4 western corridor. Running through the heart of the town centre is the River Kennet. Situated in West Berkshire, the town is 20 miles west of Reading, 27 miles south of Oxford, 16 miles north of Basingstoke and 60 miles from Central London.

In terms of accessibility, the site benefits from excellent road connectivity via the A34, which links to the M4 motorway to the north and to Winchester and the south coast. The A4 provides direct access to Newbury in approximately 8 minutes. The nearest railway station is Newbury, located approximately 2.5 miles (4 km) to the southeast, offering frequent direct services to Reading (28 minutes), London Paddington (50 minutes), and other regional centres via the Great Western Railway network.
