 SPECIAL CONDITIONS


1. FENCES.  Every Purchaser shall forthwith make unless previously made and afterwards maintain the boundary fences next the roads and on the sides and in the rear of the respective lots.

2. BUILDING LINES.  Nothing shall be erected within thirty feet of the Grand Drive except fences the fences not to exceed 6 feet in height.

3. VALUE OF BUILDINGS.  None but detached houses of the value of £850 at the least shall be erected.  The value of a house is the amount of its net first cost in materials and labour of construction estimated at the lowest current prices.

4. TRADES &c. PROHIBITED.  No house shall be used as a shop workshop warehouse or factory and no trade business or manufacture shall be carried on nor any temporary erection or machinery be placed on any lot and every Purchaser shall construct and maintain all necessary and proper drains sinks gutters and openings.

5. ROADS.  No Purchaser shall remove or disturb the soil or surface of any road or footpath except for the purpose of repairing the same or laying gas water or drainpipes from his land to the mains and in every case of any such removal or disturbance the damage shall be made good as speedily as possible by the Purchaser to the satisfaction of the Vendor and each Purchaser shall keep in good repair the portions of the road and footpath fronting his plot until the road shall be taken over by the Local Authority and will when called on by the Local Authority pave and kerb the footpath in front of his plot.

6. TREES.  No Purchaser shall fell destroy or injure any ornamental trees on the said plots except such as interfere with the buildings to be erected thereon respectively or as may be or become dangerous"
