Beautifully presented stone house with wonderful roof terrace. Situated on the historic piazza of a charming Tuscan village with superb views to the castle, olive groves and surrounding hills. A perfect 'pied a terre' in Tuscany.

The property is accessed from the ancient village piazza to a comfortable living room, a few steps lead to the well-equipped kitchen with built-in wood cupboards and with dishwasher, hob and fridge. Upstairs there is the master bedroom with views over the olive groves, a second bedroom with built-in bunk beds and its own terrace and a fully tiled newly renovated bathroom with shower. There is also a built-in cupboard on the landing. Stairs lead to the top level with a TV snug room (with a futon) with beamed ceiling, half bathroom, hall with drinks fridge and sliding glass doors which open onto a magnificent roof terrace (with barbecue) and with lovely views.

From the vaulted passageway outside there is access to the tiled 'cantina' (store room) below, with miele washing machine and dryer. There is central heating and wifi.

Set in one of the most picturesque villages of the area with a central piazza entered through a stone archway. The village is surrounded by chestnut woods and olive groves and the larger village of Licciana Nardi is just 2 km where there is a good selection of shops, bank, schools and restaurant/pizzeria. It is a lovely walk down the hill to Licciana for a morning coffee or for an aperitivo in the bar. A van from the local bakers comes to the village each morning with fresh bread and focaccia and there is a friendly local community, always ready to chat.

The property is close to Licciana Nardi with 13th century pedestrian 'borgo' flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. There is also a bank, two schools, restaurants and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities. Lunigiana is a magical part of Tuscany. The hills which encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are each around an hour away.
