Description

A pretty 2 bedroom detached, single storey cottage in a quaint rural position, on the edge of the popular village of Warninglid.

Formally the orangery to Warninglid Grange, Courtyard Cottage offers light and adaptable accommodation.

The front door opens into the hall with kitchen accessed from a door on the right hand side. The kitchen is fitted with white shaker style units and an oak effect worktop. The kitchen is a good size and provides plenty of storage. There is an electric hob, oven and extractor hood fitted plus space for an under counter fridge together with a washing machine. Alternatively, the kitchen would accommodate a freestanding fridge/freezer.

Through the kitchen is the dining/sitting room. To one end is the living space with open fireplace and a door to the garden. There are two double bedrooms, which look out to the garden, plus a bathroom.

Outside, the garden is enclosed on three sides and runs the full width of the property. There are multiple flower beds with mature shrubs and climbers.

The current vendors have had bespoke double glazed windows installed, new felt to the flat roof along with full replacement facias and guttering.

Oil fired boiler in the external store, adjacent to the oil storage tank. Shared private drainage. There is in line parking for 2 cars to the side of the house.

Viewing highly recommended.
