Introduction, Exterior & Double Garage

This remarkable family home on the fringe of Roman Heights in Streethay will be of high interest to a family seeking a long term move to one of the best houses on the development.

The property is positioned at the end of a no-through road where a right of way leads to a private block-paved driveway that provides comfortable parking for four cars in front of the detached double garage. With the driveway entrance and turning point included, a further two cars can be parked, such is the size of the plot. A slabbed path with steps leads to a short storm porch where the composite door to enter the home is positioned underneath. A strip of lawn in front of the path continues round to a lovely side garden where there are power points and an outdoor tap fitted to the house. Two secure gates, one on each side of the property, provide access to the rear garden.

The rear garden is a fabulous size and features a vast expanse of lawn that continues around the rear of the garage and is bordered by attractive plants and shrubs, including a Rowan tree planted from the Queen’s 2022 Platinum Jubilee celebrations. The garden includes decking with pergola, large decorative patio, and a secluded storage area to the right side. Tall wooden fencing is erected to all boundaries.

The detached double garage has two manual up-and-over doors to enter and a pitched roof for extra storage. Power and lighting is available as expected.

Ground Floor

Viewers enter the home into a grand entrance hallway with central staircase that winds up to the gallery landing. Either side of the entrance is found a storage cupboard with further handy storage including within the staircase. Stylish wood-effect tiled flooring is laid and there are doors off to the lounge, kitchen, study and a guest WC with wash basin.

The lounge is a fabulous reception room that features wood effect laminate flooring and a double-glazed window to the front, To avoid repetition, all windows and doors throughout the home are double-glazed. With dining designated in two further rooms, the lounge is an exceptional space for a sofa suite and entertainment unit to be positioned. At the rear of the lounge there are double doors opening to the dining room, which is currently set out as a playroom. The wood-effect flooring continues and there is a set of French doors opening to the garden patio.

The study at the front right of the house and is a great size for those working from home and has a great view of the soak away opposite the house where wildlife such as ducks are regularly spotted. The units shown in the photos may not be included in the sale, dependent on the sellers future purchase, but give a great impression of the space.

The final rooms on the ground floor are the open plan kitchen with matching utility room. The kitchen is an impressive L-shaped room owing to the way the house protrudes from the centre-rear of the building. A very stylish Symphony kitchen suite is fitted to the right side of the room with an abundance of units and a breakfast bar included. Amongst the units are Zanussi and AEG integrated appliances that include a chest-height double oven, five-burner gas hob with overhead extractor, fridge-freezer and a dishwasher. A one-and-a-half-bowl sink and drainer is positioned in front of the window looking out to the garden.

As the owners desired a second freezer, they created a stacked unit in the utility room to house the washing machine and tumble dryer one above the other, with a retractable shelf between. Another stainless steel sink is set within the unit surface. The central heating system boiler is mounted to the wall, secluded within a matching unit. Finally, an exit door to the driveway is available from the utility room.

First Floor

As viewers make their to the first floor, they arrive at a sensational gallery landing that will be appreciated by those who love to display artwork or family photos. From the landing, there are doors leading off to five double bedrooms with wood-effect laminate flooring and the family bathroom. There is also an airing cupboard housing the pressurised hot water tank and a hatch above to access a sizeable loft space that is part boarded.

The master bedroom is positioned at the front-right of the first floor and is the largest of the five bedrooms, comfortably holding a king sized bed and other furniture with an opening at the rear of the room to a dressing area that has four built-in double wardrobes, two on either side. Beyond the dressing room is an en suite shower room which has a double shower cubicle with twin-headed shower, pedestal wash basin, wall mirror, toilet and radiator.

Bedroom two also includes an en suite shower room that similarly includes a double cubicle with twin-headed shower, wall mounted wash basin, toiler, large wall mirror and radiator. Both en suites have attractive tiling to the floor and splashback areas.

The family bathroom has another fabulous suite that includes a long bathtub with a cool circular central mixer tap, a separate single shower cubicle with twin-headed shower unit, a wall-mounted wash basin, electric shaving point, toilet, and tiling to the floors and splashback areas.

TRANSPORT LINKS

Fleming Drive is part of the Roman Heights development off the A5127 Burton Road in Streethay. The A5127 leads to Lichfield City Centre in the west and the A38 north in the east, which leads directly to Burton on Trent and Derby. Taking Cappers Lane from the main roundabout at nearby Trent Valley will provide access to the A38 south (for Birmingham & Sutton Coldfield) as well as rural routes and the A51 to Tamworth. Eastern Avenue is a bypass which navigates around half the circumference of Lichfield and therefore provides good access to the A51 north to Rugeley & Stafford.

There is a regular bus service to Lichfield City Centre Bus Station located on nearby Yoxall Way, which leads to Burton on Trent in the opposite direction. The bus station provides links to all of the above destinations as well as places beyond Lichfield to the west including Walsall, Brownhills, Burntwood & Cannock.

Perfect for longer distance commuters, the property is located within walking distance of Lichfield Trent Valley railway station. There are split level platforms as the station is part of both the West Coast Mainline and Cross City Line. This means there is access to major UK destinations such as London, Birmingham, Liverpool & Manchester to name a few, as well as destinations in the midlands including Sutton Coldfield, Redditch, Atherstone, Nuneaton & Rugby.

SCHOOLS & AMENITIES

Buyers will be delighted that there is an area of businesses at the beginning of the development that include a Co-op convenience store, take away outlets, and a trendy two-storey coffee shop/bar called Bod.

With Lichfield being one of the smallest cities in the UK, the majority of homes are within walking distance to the centre, where there are plenty of famous and independent stores. The city is steeped in history including the cathedral, churches, and the Birthplace of Dr Samuel Johnson, credited for compiling the English dictionary amongst other literary achievements. Lichfield has five major supermarkets, all within short driving range.

According to the Staffordshire Schools website, the catchment secondary school for this home is Netherstowe High School which is within a mile of this home. The outstanding Streethay Primary School is located a short walk away from the home although there are two further catchment primary schools listed on the Staffordshire Schools website, Scotch Orchard (0.5 miles) & St. Chads Primary (0.9 miles). Although we have researched this information, parents are advised to confirm catchment via the local authority.
