Location

Battlesteads  Hotel and Restaurant is situated on the edge of the town of Wark, in south-west Northumberland, approximately 10 miles north of Hexham and 30 miles west of Newcastle upon Tyne. It is ideally situated to capture regional tourism as it is perfect for Northumberland National Park, Kielder Forest and Water Park and also Hadrian’s Wall which is a UNESCO Word Heritage Site.

The A69 provides good road access to Tyneside and also Carlisle, where it links to the M6 leading to The Lake District and Scotland, while the nearby A68 provides a short drive to the Scottish Borders.
Northumberland National Park is one of the worlds largest Dark Sky Parks while the stunning and rugged North East Coast, with its array of castles, beautiful beaches and lovely seaside villages, can be reached by car in around an hour.

Internal Details

The commercial catering kitchen is on the ground floor, ideally situated to service the bar. restaurant, conservatory and patio terrace and includes an excellent array of high quality cooking, refrigeration and cleaning appliances as well as ample work surface and prep areas, sinks and storage and is more than adequate to service a catering operation of this magnitude. Elsewhere on the ground floor there is the hotel reception and office, and customer toilets.

Luxury Lodges

Detached from main hotel building, but just a short walk across the car park, there are five luxury lodges, each of which has a very spacious bedroom/sitting room, vaulted ceiling, patio window, which creates a light and airy feeling, and a skylight window ideal for stargazing.  

There is also a huge bathroom with corner bath and walk in shower cubicle.

Externally there is a southerly facing deck.

Bed and Breakfast rates for 2025 are £205 for two people and £245 for three or four people.

Letting Accommodation

The hotel has 17 en suite bedrooms across the ground and first floor of the main building, these rooms all have en suite and all but one are double or twin rooms. 
Each room has a flat screen TV, Freeview, DVD, Tea and Coffee facilities, hairdryer and free WiFi and are well presented, decorated and furnished.

External Details

To the rear of the hotel is a large and very appealing enclosed walled beer garden which is lawned with picnic benches and bordered by flower beds and shrubs.

Enjoying a southerly and westerly aspect and good degree of privacy, the garden is overlooked by the large dining patio terrace with ample dining tables and chairs, covered by heated and illuminated Gazebos and adjacent to the Smokery, where the chef and kitchen staff are able to prepare and smoke their own fish, meat and other kitchen produce.

To take full advantage of the proximity to the Northumberland Dark Skies Park, Battlesteads has its own state of the art observatory complete with retractable roof, viewing/observation room and high-powered telescope. This is operated under licence to the hotel, by a local independent firm who give presentations to fee paying customers who purchase tickets through the hotel, thus providing an extra income stream for the business.

Other Property

To the side of the hotel is a staff house which has the laundry to the rear, and this comprises three bedrooms and kitchen and a bathroom.

There is one further house close by which is available by separate negotiation and this is Forge Cottage which has two bedrooms, a lounge. a kitchen and a bathroom. There is ample on-site parking with 30 spaces at the front side and rear and this leads to the vegetable and herb gardens, the observatory and the huge 36 panel solar panel.

The Opportunity

The hotel has received a multitude of awards and accolades for its environmentally friendly and self-sustaining business model. To the rear of the beer garden is the fruit and vegetable gardens where a large system of carefully tended nurseries, temperature and humidity-controlled containers and numerous polytunnels provide produce for the hotel kitchen as well as flowers for the baskets and planters.

Aside from this there is the Biomass Boiler house which also doubles as a climate-controlled herb nursery and at the top of the car park is a huge 36 panel solar energy construction which provides the business with a substantial cost saving in electricity. The Biomass Boiler also produces around £16,000 in annual RHI payments.
There is also an on-site laundry which handles all of the hotel’s towel and linen requirements and this too uses only the most ecologically friendly machines and cleaning products.
