Description
Due to the careful consideration given, cohesion is the theme throughout this home, with the first example being the Norstone split face tiles on the exterior wall which are repeated in the kitchen and rear garden wall.
As you enter the entrance hall you have a reception room either side. To the left is the formal living room which has a feature media wall with an open gas fire. This serves as a quiet space for the whole family to gather in the evening. To the right is an additional reception room which can evolve as needs change. Whether it be a playroom to keep the living room free of toys, an additional home office space or even a downstairs bedroom, this space helps to make this home ideal for various home setups.
Without a doubt the star attraction of this home is the impressive rear extension. Despite being open-plan, there are clearly defined areas. You walk through the kitchen which has black high-gloss units with light quartz worktops. Proud of place in the centre is a feature island which has a sociable curved end which acts as a casual seating area. The island also houses the induction hob, as well as there being eye-level double ovens, a steam oven and a built-in microwave. There is also an impressive corner fridge which ensures extra capacity for a large family, as well as a freezer and dishwasher.
Separate to the kitchen is a utility room with side access. The suspended clothes horse makes this a really practical room for a growing family, and the amount of storage means all your cleaning and laundry products/appliances can kept out of sight. There is space for both a washing machine and tumble dryer as well as there also being a separate WC.
Back in the rear extension, there is a study with fitted furniture off the dining area which is cleverly hidden with pocket doors. The main space, however, is a further seating area where you are sure to want to spend the majority of your time because of the views over the garden. This vaulted space bright and airy all day long thanks to the east-facing Velux windows and large west-facing sliding doors. Although there are high ceiling and lots of glass, this space still feels cosy due to the warm oiled walnut veneered floor and the large Dru gas fire.
In all there are three sets of sliding doors which open to a decked area of the rear garden, really helping this home become the ideal place to entertain friends and family. There is space on the deck for a seating area and there is also a sunken hot-tub to take advantage of in the warmer months. The garden is surrounded by mature planting and trees which help it to be surprisingly private, and in-keeping with the open green spaces that Woburn Sands is coveted for. As as well as a lawn, there is a further patio area which has been designed to face west and capture the last of the evening sun.
On the first floor are three bedrooms. The main bedroom has a designated dressing area enabling you to treat yourself to a superking bed. There are ample fitted wardrobes which you pass on your way to the ensuite which has a corner shower. If these wardrobes don't quite offer enough storage, then you'll be pleased to hear there are even more wardrobes fitted on the landing to take advantage of.
The other two bedrooms on this floor can also take advantage of these wardrobes, helping to keep the rooms themselves as a space for just the beds. Currently there are folding doors connecting these two bedrooms which work well if you have young children who like to share, or even if you want to use these two rooms for one child who may want their own study area. Alternatively the stud wall can easily be reinstated to create two fully separate spaces. These bedrooms are served by the shower room which has an Aqualisa shower which can be operated from outside the shower cubicle.
The top floor has a large bedroom which has views over Woburn Sands through a picture window to the north-west, and views over Edgewick Farm and Aspley Heath through a Velux window to the south-east. As there is storage built into the landing, the bedroom area can be fully utilised as space for a bed and a seating area. helping this space to be idea for an older child or guest space. There is also a bathroom on this floor which is usable by other occupants of the house as it isn't an ensuite and is separate to the bedroom.
There are double gates which provide access to the side of the house and the utility room door. Due to the width of this space, it makes it the ideal place to store bikes either informally or to install a storage unit. There is also storage on the driveway for gardening equipment.
All in all, Sunnyside offers ample living space for the whole family, with an attractive open-plan rear extension where you will want to spend all of your time.
