The property is within easy reach of the village centre and recreation ground. Wrotham is a popular and historic village on the Pilgrims' Way, at the foot of the North Downs and is designated as an area of outstanding natural beauty. It is one mile north of Borough Green and approximately five miles east of Sevenoaks. Its position between the M20 and M26 motorways provides easy access to London, the M25, the coast and Ebbsfleet International. It has a primary school, church, local shop, three public houses and a lovely open space. Wrotham & Borough Green station is about 1 mile to the south with good commuter services to London Victoria/Blackfriars. Borough Green also has an extensive range of amenities including good local shopping and leisure facilities.

What attracted you to the property ?

The quiet village location with all the amenities, community appeal and closeness to the countryside with scenic walks and views attracted me to the property.

What improvements and changes have you made to the house ?

 I have made extensive improvements to the house. 

New double driveway, with private raised porcelain patio area ideal for BBQs, entertaining or just relaxing outside in the evenings watching the sunset.

Downstairs has been completely renovated.

All of the flooring was removed, re-laid with a gas underfloor heating system added, then covered with porcelain tiles throughout.
All radiators (as now not needed) downstairs have been removed creating extra space and making the downstairs accommodation feel even bigger.

Kitchen 
The dividing wall between the kitchen and attached room has been removed to create a large open plan kitchen dining room finished to a high standard.
Internal soil pipe has been removed from the kitchen and re-sited outside to increase space.
New fully integrated kitchen recently added.

Living room benefits from the underfloor heating and also has had a gas fire with black marble surround fitted. Recently decorated.

Front extension and double patio doors added by previous owner.

New shower room and WC with full porcelain tiling, installed to a very high standard.

Hallway and stairs have been recently decorated with panelling and new carpets added to the stairs and all of the upstairs

Back garden totally remodelled.

Garden has been contoured into 3 levels with the use of sleepers, removing old brick and different levels of concrete. 

New natural sandstone patio has been laid outside the back door, this continues up the steps with the addition of bullnosed sandstone steps with more sandstone laid to the brick shed. 

New astro turf has been laid on the middle and top level creating 2 large "grassed areas" with Planters added for floral decoration. 

What have you enjoyed about living there ?

I've enjoyed Alfresco dining with evening sun, then later sunset views on our private terrace. 

Morning sunshine breakfasts in the back garden. 

Local community events including Festive of lights,  Christmas markets, fireworks and general community spirit. 

Scenic views and walks and a quiet village location yet less than 5mins drive from high-speed train service into London. 

Ideal location for commuting to London or major towns like Sevenoaks, Tonbridge and Maidstone.
