Please tell us about the good and bad aspects of living in your local area:

The location is great overall. King’s Cross has a really nice atmosphere and pretty much everything you need nearby, lots of restaurants and cafés, Waitrose, and plenty of other places within walking distance. It’s a very convenient area to live in, and having Santander bikes nearby is useful too. There’s only one bus route right by the development, but overall public transport is obviously very good around King’s Cross. Having parking in the building is also a huge plus for us. Honestly, without it we probably wouldn’t have chosen to live here. The main downside is driving anywhere outside London. Whether you’re heading north, south, east or west, it can easily take an hour just to properly get out of London. That’s probably the biggest negative of the location for me, but overall the positives definitely outweigh it.

How has the building management responded to any problems or issues you have raised:

Extremely well. Every issue we’ve raised has been dealt with quickly, efficiently and in a really friendly way. When we first moved in, there were a few small marks on the walls, and someone came and repainted them. Whenever there’s been a minor issue, like a light needing to be replaced, it’s been sorted very quickly. The best example was when our dishwasher broke. Someone came to look at it almost immediately and tried to repair it. When it turned out that it couldn’t be fixed, they replaced the whole dishwasher with a new one the next day. So far, every single problem we’ve had has been resolved, usually very quickly and without us having to chase anyone. I’m genuinely very impressed with how responsive the management team is.

Please share one thing (or more) which you wish you had known before you moved in:

One thing that actually worried me during our first viewing was a smell from the bin area on the floor. I remember wondering whether that was just how the corridors normally smelled. After moving in, though, I realised it must have been a temporary issue (something had probably been blocked or needed cleaning) because it was sorted and hasn’t been a problem since. The corridors normally smell absolutely fine. I also wish I’d known how available the common areas would actually be. During the viewing, I assumed that with so many residents you might constantly be competing for the cinema, lounges and other shared spaces. In reality, they’re surprisingly quiet and you can almost always use them when you want to. That has been a really nice surprise. We viewed three different apartments in the building before choosing ours. One slightly unusual thing I noticed is that the empty apartments actually showed better than some of the occupied ones we viewed. Obviously that depends entirely on the previous tenant, but if I were viewing again I’d definitely try to look past how someone currently lives in the apartment and focus on the apartment itself.

Please tell us about the good and bad aspects of living in your local area:

King’s Cross is an excellent area to live in, with a huge choice of restaurants, cafés and shops nearby. The transport links are exceptional, making it very easy to reach anywhere in London. Granary Square, Coal Drops Yard and Regent’s Canal are also within walking distance. The area can get busy during peak hours, but overall it is convenient, lively and pleasant.

How has the building management responded to any problems or issues you have raised:

The building management and concierge team have always responded quickly and professionally to any questions or requests. Edson in particular has been exceptionally helpful, friendly and willing to assist with anything I needed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known beforehand just how valuable the concierge service would be. Having such a friendly and supportive team available makes everyday life much easier, especially when settling into a new city.

    Manager's response

Please tell us about the good and bad aspects of living in your local area:

We loved the location - so many stores, restaurants and activities right outside the apartment. The bus even stops right outside the building. We loved the “in house” restaurant Alma, best breakfast in town!

How has the building management responded to any problems or issues you have raised:

We had a minor issue with the AC but it was fixed in no time. Very helpful.

Please share one thing (or more) which you wish you had known before you moved in:

We were very happy with our stay. We were new to the UK and we didn’t know how complex it is to set up all the utilities - that was a bit of a headache and if possible we would have preferred to have it included.

    Manager's response

Thank you, John, for taking the time to share such a wonderful review of your experience at Author. We are delighted to hear that you enjoyed the design of the building, our amenities, and especially the gym. It's also fantastic to know that our team made such a positive impression and helped create a welcoming environment for you and your family. We're pleased that you enjoyed the location and all that King's Cross has to offer, as well as breakfast at Alma. Thank you also for your feedback regarding the cinema room reservations. We truly appreciate your suggestion and will take it into consideration as we continue to enhance the resident experience. We are also grateful for your comments regarding utility set-up. While we understand that registering with utility providers can be challenging, especially when relocating to the UK, we do provide guidance to residents. On your move-in day, a welcome email was sent containing information on the utility providers and details of who needed to be contacted to set up the relevant accounts.  We're glad that the minor AC issue was resolved quickly and that our team could assist when needed. It was a pleasure having you stay with us, and we wish you and your family all the very best in your next chapter. Kind regards, Darek

Please tell us about the good and bad aspects of living in your local area:

This is a wonderful area to live in, full of great restaurants, places to eat and other amenities. It’s a mix of old and new - Victorian industry and the 21st century city - and it makes for an exciting mix. Transport connections are a little distant for central London, but the other positives of the area more than make up for it.

How has the building management responded to any problems or issues you have raised:

Always. The one bugbear was WiFi. Turning it on and back on again never worked. It’s not powerful enough for the full flat.

Please share one thing (or more) which you wish you had known before you moved in:

Enjoy it! You will miss it when you leave. We only left a day ago and want to come back.

    Manager's response

Dear Diederick, Thank you for your wonderful review and for sharing your experience with our community. We are delighted to hear that you and your family enjoyed your time at Author and felt comfortable and well looked after during your stay. Your kind words about Sergej, Anthony, Marwha, Jakub, Edson, and the wider team mean a great deal to us. It's fantastic to know that you enjoyed the facilities, including the gym, games room, screening room, and of course those incredible views from the 11th floor. We're also pleased that you appreciated both the design of the apartments and the vibrant local area. Thank you as well for your feedback regarding the Wi-Fi. We value all resident feedback and will take your comments into consideration as we continue to improve our services and resident experience. We are truly touched by your comment that you already want to come back. It was a pleasure having you as part of our community, and everyone at Author wishes you and your family all the very best for the future. Kind regards, Darek

Please tell us about the good and bad aspects of living in your local area:

Many shops and placees to eat, friendly and safe neighborhood. Accessible supermarket. Far from tube and transportation is a bit annoying.

How has the building management responded to any problems or issues you have raised:

Yes the management is very quick to respond to any concerns and problems we faced as tenants.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing in specific the overall distance of the building from the tube station is far but that's an obvious concern we overlooked considering the buildings's amenities.

    Manager's response

Dear Maria, Thank you, Maria, for taking the time to share such a thoughtful review. We're delighted to hear that you've enjoyed the modern design of the building, our amenities, and the service provided by our concierge, maintenance, and management teams. It's especially rewarding to know that our seasonal resident events have helped make your experience more enjoyable and contributed to a strong sense of community. We also appreciate your honest feedback regarding the distance from public transport. While King's Cross offers a wide range of shops, restaurants, and amenities nearby, we understand that the walk to the station may not suit everyone's daily routine. We're pleased to hear that the building's amenities and overall living experience have helped balance this for you. Thank you again for your kind words and recommendation. It has been a pleasure having you as part of our community, and we look forward to continuing to provide you with a great living experience. Kind regards, Darek
