Description

Grand and bright three double bedroom first floor apartment, measuring in at 1093 square feet. Lettsom Gardens pleasingly sits behind your beautiful building. Walk eight minutes to Denmark Hill Station. Or 10 to East Dulwich Station,

Find your huge and high-ceilinged new home within a row of identical stucco-fronted Grade II listed Georgian houses at the top of Camberwell Grove: the headline act of Camberwell Grove Conservation Area. This is a much-admired grand Regency-style terrace on one of the finest and most well-connected streets south of the river.

Central Camberwell, East Dulwich and Peckham are all within easy walking distance, and Herne Hill and Dulwich Village are also nearby.

You have a smart and generous communal hall. Your own front door is on the first floor.

First on your left on entry is the main event - a supersized reception/dining room, with three pairs of French windows (with gorgeous boxwork). Light simply floods in here, and you can enjoy watching the changing seasons courtesy of the mature plane trees (their leaves make a lovely sound as well!). Low fitted shelves, a feature fireplace (with a slate hearth) and pale high-quality soft carpeting complete matters.

Access your independent kitchen from your dining space. This is a sleek fitted affair with modern matt units in two tones, counters of stone and brushed stainless steel, and high-end integrated appliances (which are included in the sale). A large sash window further impresses.

Back to the entrance hall/lobby and a luxury shower room is next up. This has modern fixtures and fittings (including a separate shower spray), concealed plumbing, smart wall and floor tiling, recessed lighting and under-basin storage drawers.

Your three bedrooms (all are good doubles) rest at the rear of the property, looking out to lovely Lettsom Gardens. The first - your principal - is nearly 16 feet by over 9 feet, with a couple of sets of alcove cupboards plus a large walk-in wardrobe (neighbours have put in an en suite/second bath/shower room here; the option is there).

Next door, the next bedroom is over 12 feet by over 8 feet, with fitted shelving to its alcove. And finally your third bedroom is nearly 13 feet by over 8 feet, with built-in closets. Should three bedrooms be surplus to your requirements, these rooms work equally well as home offices or hobby rooms.

Lastly, we should mention there is great storage above the hall space (this is accessible from one of the bedrooms) - perfect for suitcases, photo albums and such.

What a dream home, and what a dream location! On high ground, you are sitting at the top and southerly end of Camberwell Grove. The street is well-known for its very attractive architecture (Georgian in the main) and follows the line of a grove of mature plane trees which once led from a Tudor manor house south to the hilltop, which afforded an excellent view of the City of London.

In 2012, the des-res that is CG was dedicated a charming episode in the BBC series in 'The Secret History of Our Streets': well worth a watch.

We've mentioned Lettsom Gardens - it is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Local larger parks include Ruskin Park, Warwick Gardens, Burgess Park, Peckham Rye Park and Common, Goose Green and Brockwell Park.

For little ones, there is a good nursery (Camberwell Grove Nursery) a few doors down, and popular local primary schools include Lyndhurst and Dog Kennel Hill. The Villa Nursery and Pre-Prep. School are also nearby, on Lyndhurst Grove (2-7).

Getting around? It is so easy. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), are all quickly reached from either Denmark Hill Station (8 minute walk) or East Dulwich Station (10 minute walk) both are Zone 2 for regular rail/Overground trains, plus there are lots of useful bus routes just a few minutes from your door.

Local social hubs include Bellenden Road (check out Artusi, Ganapati, The Begging Bowl and The Sourcing Table) Rye Lane (for Forza Wine and Peckham Levels, The Bussey Building and many more), Camberwell Church Street (in central Camberwell we like Gladwell's, Veraison Wines, The Kerfield, Little Cellars, Theo's, The Camberwell Arms, Silk Road, Grove House Tavern and Hermits Cave) and Lordship Lane (for The Cheese Block, Brothers, SMBS Foods and Franklins, among many others).

A large Sainsbury's store is local on Dog Kennel Hill, or nip down to the M&S Food Hall by East Dulwich Station.

South London Gallery is a short stroll away, and Camberwell leisure centre (Artichoke Place) has a good range of classes plus gym and swim facilities. Also at the foot of CG is Butterfly Tennis Club, with Zen Yoga studio next door.
