My answer:
Yes - though climate change is transforming the ski industry, it's strengthening property values in the very best resorts.
It's true that winters are getting warmer and lower-altitude resorts are seeing less snow and shorter seasons. But this shift is concentrating demand on the high-altitude destinations that can still guarantee long, snow-sure winters.
To remain resilient, a resort needs three key things:
A village above 1,800m
Skiing above 3,000m, ideally with a glacier
A strong year-round infrastructure and lifestyle appeal
Val d'Isère and Tignes tick every box. Both have villages above 1,800m, glaciers over 3,000m, and are among the most snow-sure resorts in the Alps, with some of the longest ski seasons in the world.
As lower resorts struggle, supply of reliable ski destinations is shrinking, while the number of ultra-high-net-worth individuals continues to grow by about 7% per year. A smaller pool of world-class resorts and a growing pool of wealthy buyers is driving prices up, not down.
So while climate change is a real challenge for the ski industry, in Val d'Isère and Tignes it's reinforcing, not reducing property values.
