The field, which is rough L-shaped, is situated between Hanthorpe and Stainfield, approximately 4 miles North of Bourne, Lincolnshire. The land, which has been in arable production, is roughly shown on the Location Plan attached to these particulars. The recent cropping has largely included winter and spring cereal crops. LAND AND SOIL CLASSIFICATION
The land is classified as ´Grade 2´ on the Land Classification Map of England and Wales. The land is further described as being part of the Curdridge Soil Series which is described as "Seasonally waterlogged soils affected by a shallow fluctuating groundwater-table. They are developed mainly within or over permeable material and have prominently mottled or greyish coloured horizons within 40 cm depth Most occupy low-lying or depressional sites."

TENANCY
The land is offered to let on a three-year agreement. The type of agreement may depend on the nature of the intended use (e.g. Farm Business Tenancy is let for an arable use or a Grazing Licence if let for a grazing use).

RENT, INSURANCE & VAT
- Rent will be payable yearly in advance; the first payment will be due on the signing of the Tenancy Agreement. Rent will thereafter be payable on the 11th October of each year.
- The occupier will be responsible for holding Public Liability Insurance to at least £5 million and for insuring their use as well as any possessions.
- VAT is not currently payable on the rent. In the event that the property or any part thereof, any rights, contracts or quotas become a chargeable supply for VAT purposes, such VAT will be payable in addition to the rent at the prevailing rate (currently 20%).

RIGHTS OF WAY, WAYLEAVES AND EASEMENTS
The land is offered to let subject to and offered with the benefit of any existing rights including rights of way whether public or private, light, support, drainage, water and electricity and other rights, easements, quasi-easements, and all
wayleaves whether referred to specifically in these Particulars or not. The Landlord will retain all wayleave payments in respect of the land.

DRAINAGE RATES
The tenant will be responsible for the payment of annual Drainage Rates, if any.

TENANT RIGHT, DILAPIDATIONS AND HOLDOVER

CONTRACTS AND QUOTAS
There are no contracts nor quotas available with the Letting.

SPORTING RIGHTS

DELINKED PAYMENTS/ENVIRONMENTAL SCHEMES
The benefit of the delinked payments which are to be paid during 2024 to 2027 will be for the benefit of the Landlord. If an incoming tenant wishes to enter into any Environmental Schemes, then, subject to prior written approval from the Landlord, the incoming tenant will have the benefit of such payments, but the contractual term of such schemes must not exceed the term of the tenancy.
