There are lots of nice restaurants, cafes, and shops nearby, so it’s easy to find whatever you need. Parking on Tennant Street is also available, which is really useful. The bins seem to be regularly collected
How has the building management responded to any problems or issues you have raised:
There’s 24/7 concierge team on the desk and you can always call them which is nice. Peter and Moses are very kind guys and always helpful
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how noisy it can get at night because of the nightlife on Broad Street. The area is great and really convenient, but the noise from bars and clubs can be quite loud, especially on weekends. It’s something to keep in mind if you’re a light sleeper.

Moda welcomes dogs. There are limited choice for open spaces to walk the dogs in building. Noise is not problem windows are thick enough to keep noise of. I like views and actions through my window

Issue is the paying for use facilities. I think manager should make it free for resident

It’s very close to the city centre and just a short walk from New Street Station, which makes getting around super easy. There’s a great range of restaurants, cafes, and convenience shops nearby, so you’ve always got plenty of choices for food and essentials. Parking is available on Tennant Street, which is really handy.
How has the building management responded to any problems or issues you have raised:
The management is professional and very helpful with most things.

I wish the bins chutes on the floor were available to use

Today is my last day living here. I’ve just graduated and am moving to another city for the next chapter of my life. I’d like to say a huge thank you to all the team members at the residence for taking such good care of me throughout the past year — especially Molly and Charlotte, who were incredibly kind and supportive during my check-out. They’re such a perfect team!
How has the building management responded to any problems or issues you have raised:
Last year, my heating wasn’t working for a while, but Charlotte and the management team handled it so well. They offered me another room to shower and waived my utility bill for that month — really thoughtful! This year, everything’s been perfect after the system upgrade — no heating issues at all. Thanks Rob and Tayla and Molly’s help as well.
Please share one thing (or more) which you wish you had known before you moved in:
Before I moved in, my friend Jing Huo gave me a detailed introduction to the residence — the gym, cinema room, restaurant, and even how to use the resident app. Thanks to her, I knew everything in advance and felt completely at ease when I moved in. Since my first language is Chinese, it’s been much easier and more comfortable for me to talk with Jing. She’s such a lovely person, and I’m really grateful for all her help over the past year. Once, when my utility bill was calculated incorrectly, I asked her if it was normal. She checked and found that the community utility had indeed been overcharged. I’m truly lucky to have met such a kind and experienced resident like her.
