Description

THE PROPERTY
Orchard House is a particularly handsome detached modern residence which was designed and manufactured by the renowned Potton, leaders in self-build timber-framed properties. It was built about 30 years ago by the current owners who had quite a bit of influence on the interior layout and finish, creating the very distinctive home of great quality we find today. The property has rendered elevations on a brick plinth and is attractive from the lane-side with its dormer windows and steeply pitched tiled roof.
Although modern, Orchard House has accommodation of great character, typical of Potton homes, and there are some delightful features with exposed timbers, beams and supports, and a superb brick ‘inglenook’ fireplace in the sitting room. It has spacious rooms, the principal of which take advantage of the superb country views over the gardens to the fields beyond.
The front door opens into a roomy entrance hallway which has a galleried staircase and this opens into the sitting room with its impressive fireplace and beamed ceiling. A set of glazed doors give access through to the very large sun room and this is a superb room with French doors into the garden and delightful views. It also gives access through to the utility room which has a stable door into the garden and is fitted with a range of cupboards and houses the Grant boiler. Orchard House benefits from a good-sized kitchen/breakfast room which has a tiled floor and is fitted with oak units (and also has a stable door), and a double aspect dining room, along with a cloakroom off the hallway.

To the first floor there is a delightful principal bedroom which has an en-suite bathroom and several cupboards including a wardrobe and airing cupboard. This opens into an additional room which is currently used as a study, or alternatively would make a great dressing room. There are three further bedrooms and a family bathroom.
GARDENS & GROUNDS
Orchard House is approached from the village lane through double timber gates which lead to a large parking area to the front of the house. Adjacent to this is the detached double garage which has power, light and an up and over door.
The majority of the garden lies to the rear and has been beautifully planted and tended over the years. It is in the main laid to lawn and interspersed with a great variety of well-established plants and shrubs and there is a large terrace, pond, greenhouse and a tiny stream which meanders to the northerly boundary. The garden backs onto open countryside over which there are delightful views.

SITUATION
Orchard House is located in a prominent position in the heart of the picturesque and highly desirable village of Southleigh, which in turn is located in an Area of Outstanding Natural Beauty within some of East Devon’s most attractive rolling countryside. Southleigh has a parish church and village hall and is located between the market town of Honiton and the World Heritage Jurassic Coast at Lyme Bay. The popular town of Colyton lies about 3 miles away and has a beautiful medieval church and a comprehensive range of shopping and recreational amenities, and the renowned Colyton Grammar School, one of the country’s top mixed state schools, which is located on the outskirts of the country village of Colyford.

The picturesque coastal towns of Sidmouth, with its handsome Regency seafront, and Lyme Regis, with its famous Cobb Harbour, are within 9 miles and are popular tourist destinations with stunning beaches and dramatic coastlines. The closest beach is the picturesque fishing village of Beer just 4 miles away. Southleigh is readily accessible to Honiton, approximately 6 miles distant, which has a variety of shops, bank, schools, sports centre/swimming pool and main line rail link to London Waterloo. The County Town of Exeter is about 23 miles away with an excellent shopping centre, theatres, restaurants, international airport, mainline express rail link to London Paddington and M5 access.
