Description

Enter on the ground floor and you get immediately get a sense of light and space in this house which has been superbly maintained by the landlords since they have lived here since it was built by Berkley Homes in 2014. Looking out to the front of the house is the great size kitchen/breakfast room with space for a table seating 4 quite comfortably. The kitchen is fully fitted with integrated fridge/freezer, oven, hob, microwave oven, dishwasher, and washer/dryer along with plenty of worktop space and cupboards.

Off the hallway is a very stylish downstairs WC, storage cupboard for coats and shoes etc, stairs to the first floor and access through to the exceptionally spacious lounge/dining room. It is here that you first take in the fabulous uninterrupted views across neighbouring gardens across the parkland beyond. This room is large enough to fit an 8 seater dining table, two large sofas and a TV unit without feeling cramped at all. There is also an area under the stairs which could be a perfect spot for a desk or computer station. Double French doors open up on to the awesome garden. There is SKY tv connection as well as 5Amp ring main for floor standing lamps to be controlled from the wall light switch.

As a south facing garden, you can bask and laze about in the sun (when it comes out to play ) all day long and right through to the evening during the summer months. There are two stepped patio areas which are ideal for BBQ's and taking advantage of outdoor life. The rest of the garden is lawn with a gate at the rear giving access to the visitor's parking spaces at the back of the house.

Heading back inside and upstairs are three bedrooms and two bathrooms. There is a great double bedroom looking out to the front of the house and the third bedroom will fit a single bed or act as a perfect home office with a built-in wardrobe. The family bathroom has a bath with shower above as well as a handheld shower attachment, window to the side, WC, basin and heated towel rail. The master bedroom is an amazing suite with an ensuite shower room to die for, with a large walk-in shower with rain shower head, WC, basin, heated towel rail, integrated mirrored storage cupboards underlit with a shelf below. The bedroom is large enough to fit a kingsize bed with bedside units, large built in wardrobe with mirrored sliding doors as well as additional space for a dressing table or perhaps a chest of drawers. Bedside lights can be plugged in to the 5 Amp circuit and, again, the views from here speak for themselves (see photos).

Outside the front of the house is driveway parking for one car and the single garage with light and power.

The Kingshill Meadow development was completed in 2014 by Berkley Homes and is a very popular neighbourhood within a mile of Cirencester town centre. In the immediate vicinity, there is a Tesco Extra, Aldi, McDonald's and a Beefeater for handy bites, whilst Cirencester has a great variety of independent shops, restaurants, cafes, bars and pubs as well as a weekly market. For families, there are great schools in the area for primary and secondary ages and the Cotswold Water Park is on your doorstep with a host of watersport activities. Access to the A419 is handy for Cheltenham & Gloucester (circa 17 & 20 miles north) and Swindon (circa 15 miles South) and trains to London Paddington take circa 80mins from Kemble (circa 5 miles).
