Description

Charming country home with views to the Firth of Forth, close to Pittenweem.

Description

Over Kellie Farm Cottage, once three terraced farm cottages dating back to the 1830s, now comprises a lovely, rural family house set in over half an acre of beautiful mature gardens. The property sits in a private setting surrounded by attractive farmland, and elevated to allow for fabulous southerly views across the Firth of Forth, with East Lothian and the Pentland Hills as a backdrop.

The accommodation is all situated at ground level, with ample loft storage above which runs the full breadth of the house. The bright and spacious sitting room sits at the southernmost end of the house, where triple aspect windows offer lovely views over the garden, south towards the Firth of Forth and west across the surrounding fields. It also had a log burning stove. The kitchen sits on the north side of the main entrance hall, and the utility room and WC are located on the west. The kitchen has an open fireplace, and is fitted with units and a central island, with integrated appliances including a fridge freeze, gas hob with extractor fan overhead, and dishwasher. Double doors lead out into the garden.

A corridor from the kitchen leads to the original front door at the west of the house, and to the entrance hall where the bedrooms are located. There are three double bedrooms, a further bedroom / study, family bathroom and shower room.

The house sits in about 0.58 acres of mature gardens, with fields to the north, south and east. There are two garden sheds, and a purpose built studio with a large deck in front.

Location

Over Kellie Farm Cottage is situated in a stunning rural setting, about 4.5 miles to the north of St Monans, and 5 miles to the northwest of Pittenweem. The house was once three farm cottages, and is surrounded by beautiful rolling farmland on all aspects, with stunning far reaching views to south across the Firth of Forth to East Lothian.

The village of Arncroach sits 1.2 miles to the south. Nearby, the East Neuk’s charming coastal villages include of St Monans, Pittenweem (both with primary schools), Anstruther (where the nearest secondary school is located) and Crail. These attractive and historic fishing villages were built around picturesque harbours, and sandy unspoilt beaches and rich farmland run along the coastline. The popular holiday village of Elie with its award winning beach is about 6.5 miles away. The Fife Coastal Path runs from Kincardine on the River Forth to Newburgh on the Firth of Tay.

Kellie Castle, owned by the National Trust of Scotland, is about 2 miles away. The oldest towers of Kellie Castle date back to the 14th century and the interior was overhauled in the late 19th century. Crow-stepped gables and stone towers form the outer frame, while indoors elaborate plaster ceilings and painted panelling lie alongside fine furniture designed by Sir Robert Lorimer, who spent much of his childhood at Kellie.

St Andrews, the historic university town, renowned worldwide as the Home of Golf and host of the 2027 Open Championship, is 8.5 miles north. There is private education available at St Leonards.
