The Tour

A few steps down, the kitchen is positioned at the rear of the plan. Executed to an impeccable standard, it has stainless steel units with an industry-standard DA finish, ensuring it wears extremely well. A central island has an integrated Neff induction hob and provides the perfect spot for cooking while entertaining. There is a fitted Bosch oven, microwave, and fridge/freezer, with solid oak shelving above stainless-steel tops providing further storage. The room can also accommodate a dining area, and there is direct access to the patio garden.



The first floor is home to three bedrooms, split across two half-levels. The front bedroom has soft carpet underfoot and an original fireplace as its focal point. The two other bedrooms on the second floor are generous spaces, one of which retains its original cast-iron fireplace. The smaller of the two is positioned at the rear and is particularly light, care of its south-facing aspect. There is also a bathroom on this floor with smart monochromatic terrazzo tiling, alongside a bathtub with a matt black showerhead above.



On the top floor lies a tranquil principal bedroom suite, with direct access to the roof terrace (this can also be accessed via a separate entrance on the landing). The space is wonderfully bright, illuminated by a skylight and two full-height sliding glazed doors which open to a Juliet balcony overlooking the terrace. Exposed plaster walls create a serene atmosphere, while a range of solid oak wardrobes adds texture to the palette. Access to the bathroom is concealed within this wall, remaining discreetly hidden when the door is shut. It has beautiful grey wall tiles in a combination of textures, with matt black fixtures and fittings. There is also eaves storage on this level.



Outdoor Space



The house is topped by a beautiful roof terrace, which has 360-degree views over the surrounding area. The terrace faces south to west; it receives a fantastic quality of light throughout the day and is a suntrap in the summer months. There is access to the terrace from both the main bedroom and separately from the landing.



The floor is covered with a combination of concrete tiles and AstroTurf, and ivy climbs up the brick walls; bamboo planters line one side for extra greenery. A Victorian chimney adds a handsome original touch. The terrace is accessible from both the main bedroom and the landing below.



Beyond the kitchen lies a decked patio, with a rear section covered with AstroTurf. This makes an excellent spot for a pre-dinner drink. There is also a shed here for storage.



The Area



Nearby Queens Road Peckham has a number of independent cafes and restaurants, notably the Blackbird Bakery under the railway arches, Peckham Cellars and Kudu, a popular cocktail bar and restaurant. Bellenden Road is within walking distance and has become a hub for independent restaurants, bars, and shops, including Artusi, The Begging Bowl and Flock & Herd butchers.



Copeland Park and Bussey Building, just off Rye Lane, hosts an active and varied programme of yoga/dance classes and workshops. Larger establishments such as Frank’s rooftop bar and Peckham Levels attract crowds from across the city. There is also a full development plan in place for the area, in part due to the planned Bakerloo Line extension. It will bring new shops, cafes, bars and restaurants to the area, increasing the already-excellent amenities nearby.



The area in front of the house is also undergoing an exciting redevelopment by the renowned Karakusevic Carson Architects, which will bring new homes, an upgraded Tenants and Residents’ Association hall and a mix of community uses, all embedded within a walkable and cycle-friendly bio-diverse landscape. There are plenty of green spaces nearby; Burgess Park, with its tennis courts and tranquil lake, is a 14-minute walk from the house. To the south lies Peckham Rye Park & Common, Telegraph Hill Upper and Lower Parks, and Nunhead Cemetery.



Several highly regarded schools are within walking distance of the house, including John Donne Primary School, Harris Academy Peckham and St Thomas the Apostle School & Sixth Form College.



Queens Road Peckham is a 13-minute walk away, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water (eight minutes) and the Northern Line at Clapham High Street (12 minutes). Southern trains run services to London Bridge with a journey time of around eight minutes. Peckham Rye station runs services to Farringdon and Victoria. There is also a planned extension to the Bakerloo Line to a new station, which will lie 500m away from Commercial Way.
