Description

Berry & George Estates was set up to make selling and buying your home easier - plain and simple. Unlike most agents, we're available 7 days a week, including out of hours, because that's when people actually need us!

We'll keep you updated from the moment your home hits the market, right through to completion. That's how it should be.

Yes, we do what other estate agents do - we just do it better. Better photos, better descriptions, honest advice, longer hours, and normal, down-to-earth people who treat you like a person, not a number. Our Google reviews say it all.

We've been in your shoes - buying and selling is stressful. But with a local, family-run team beside you, it's a whole lot easier.

If you need help with a mortgage, speak to Beth at Love Mortgages, she's Award Winning and voted Mortgage Broker of the Year three years running - and yes, the advice is free. Just Google 'LoveMortgages Mold' and check out the reviews for yourself..

A difficult claim to verify, but I suggest that a substantial proportion of Britons spent their childhood in a three bedroom semi, so walking into here immediately gives a sense of home and of belonging.

However, unlike the semis of memory, this has been dragged firmly into the 21st century, offering levels of comfort and sophistication that your younger self could only dream of. This, coupled with its quiet and convenient location, make this home a very tempting proposition. And when we include in the mix its sensible pricing, that temptation becomes a virtual no-brainer.

We approach the home through a broad gateway and onto the long drive that runs from a spacious parking area, up past the house to the detached garage at the rear.

Beside the parking area, the front garden has been given over to a maintenance-free, but also very attractive section of decorative gravel, the possibly stark appearance of which has been cleverly off-set by the inclusion of various flowering shrubs.

On the front elevation, there is a brick built porch housing the front door and offering shelter to any poor soul having to unload the shopping in the rain. Great for wet shoes and coats, before we step inside.

From inside the porch a semi glazed inner door opens into the wide, and well lit hallway, with its quality wood laminate flooring. From here, the upstairs is accessed via a lovely turned staircase, and why this type of design is not more common remains a mystery to me. Happily, this home dates (1956) from the days when architects were less constrained by financial considerations, preferring to offer comfort above all else.

Opposite the staircase, is the door to the front facing lounge. With its large picture window overlooking the front of the home, this is a warm and welcoming space. Here you'll find that there is more than enough room to indulge yourself with one of those enormous 'L' shaped settees that are currently in vogue.... Whether you favour these or not, it's nice to know there is room.

Moving towards the rear of the home we come into the secondary lounge, which is another welcoming space with a warm atmosphere. And this warmth is also here in the literal sense, thanks to the wood burning stove sitting in its raw brick fireplace, with a massive distressed oak mantle above it. These stoves are more than a mere source of heat because if needs must, it is quite possible to cook on them, but perhaps above all, they are a hobby that rewards their owners with the sort of glow that really takes the depression out of winter. It's a bit like the John Lewis Christmas advertisement, now, can that ever be a bad thing?

Moving through the lounge we come into the dining room, though a more accurate description may be dining area, as the two are interconnected. This is kept beautifully bright by the way the entire back wall is glazed with a large, centrally positioned, patio door opening onto (unsurprisingly) a patio, and overlooking the enclosed rear garden. The room itself is large enough to house various pieces of ancillary furniture, along with the sort of dining table that avoids mealtime arguments caused by repeated clashing of elbows and the inevitable of spilled gravy!!

Adjacent to here and also accessed off the hall, is the well appointed kitchen.

This has an interesting layout and no, that is not a euphemism for quirky to the point of being unworkable, far from it. On the wall to our left as we enter, is a work top with storage above and beneath, with tower style ovens being set unusually in the wall at the far end. Opposite this, on the outer wall, are further work tops running the length of the room and continuing back past the door into the space made available by the turned staircase and giving far more usable space than you could reasonably expect.

A door at the far end of the kitchen reveals a clever dual purpose utility room, providing not only a laundry, but a downstairs cloakroom before the back door takes onto the rear patio.

From here a set of steps drops down the lawn where fairy steps lead down the garden to the rear of the garage, where there is also a wooden store shed.

The garage with its well thought out sloping roof has been extended, leaving extra space for storage or a workshop and is equipped with both power and light.

Returning indoors and up the stairs we come to the bright landing, curtesy of the large window at the head of the stairs.

To the rear of the home and come first of all to the family bathroom that does exactly what it says on the tin. It is in splendid condition and fully equipped with pedestal hand basin, the obligatory lavatory and traditional bath with an hotel style mains water fed shower above it, drawing its heat from the gas combi central heating boiler.

Moving further to the rear the smallest of the bedrooms once again underlines the space saving afforded by the turned staircase by allowing a third bedroom worthy of the name. In fact, at a pinch this could even accommodate a small double bed if the family demographic demanded, while leaving room for more bedroom furniture.

Beside this, the second bedroom is of course far bigger, providing room for all manner of additional furniture however extravagant your taste.

Finally, overlooking the front of the home we come to the principal bedroom. This deceptively spacious room easily accommodates a king sized bed with twin bedside cabinets, a formal dressing table, large wardrobe and two separate chests of drawers. That it does this while leaving space to move around in comfort is testament to its size, and maintaining a cosy feeling where you just want to curl up in comfort is simply the icing on the cake.

All in all this home represents the end result that you would hope to achieve after weeks of work, dust, sweat and inconvenience, as you realise the dream from the humble beginnings of your hastily purchased three bed semi. How much better to find one where all the suffering has been endured by someone else, leaving you to simply sit back and enjoy it? This home allows you just such a luxury, being in the sort of condition you aspire to while containing features and design details you may not have even thought of. If you want a home to be proud of that truly does stand out from the crowd this could be it. No, it's not just a three bed semi, this is an M&S* three bedroom semi.

*Just to be clear, this home is not backed by M&S it's just a reference to how good this home is
