East Riding of Yorkshire Council offers to the market the opportunity to run a day nursery under a concession contract with an associated lease of the premises. The premises form part of Bridlington Family Centre. Over the past seven years the nursery has been successfully run by the current tenant, who has given notice to the Council on this site in order to focus on their other site. The nursery is well attended by local families and has good links with the Family Centre.
The Council wishes for the nursery to be operated by an organisation that is experienced in running quality nursery provision for those aged under one year to 5 years. The nursery is currently Ofsted registered and the new provider will be required to ensure Ofsted registration is obtained promptly to ensure that there is a continuity of service for those families currently using the service. The Council will work with the successful provider to ensure a smooth transition.

Location

The Family Centre is located to the south of Bridlington, adjacent to Hilderthorpe Primary School. Bridlington is the largest conurbation within the East Riding of Yorkshire. Bridlington South ward has a total population (2022) of 14,282 of which 3.9% were females aged four and under, and 5.4% were males aged four and under.

Located within an area that is predominately residential, the nursery is well attended and have increased their age range to meet demand for places.

Description

The Family Centre was fully refurbished less than eight years ago and the nursery premises on the ground floor consist of a dedicated entrance, a large open plan room, a separate kitchen and children's toilets. There is a dedicated and fully enclosed outside play area. Nursery staff have internal access to the family centre where staff facilities and meeting rooms are located.
The Family Centre is located within grounds maintained by the Council including a car park which has separate staff and public parking.

Tenure

Offers for the rent are invited on the basis of a lease with a minimum 3 year term to be coterminous with the service contract.
The leaseholder will be responsible for their own outgoings and maintenance of the premises used solely by the nursery. Full heads are terms are included in the detailed documentation available on YORtender.

Business Rates

The leaseholder will be responsible for the payment of business rates for the nursery which is rated separately to the Family centre. The current Rateable Value of the nursery is £5,000 w.e.f. 1st April 2023 and the rates payable for 2024/2025 are £2,495.

Costs

The successful bidder will be required to pay a contribution towards the Council's legal and surveyor's costs of £800 on completion of the lease.
