Description

Recently and excellently extended and renovated three double bedroom Victorian conversion apartment - inclusive of a massive loft conversion/master suite - of over 100 square metres: the size of your average Victorian terrace!

You have both a bathroom and a shower room, and a generous garden (accessed from steps from the kitchen) and a super roof terrace to boot. The cherries on top are chain free status and a Freehold-share.

The street is a classy tree-lined side one, just a few minutes from Peckham Rye Park and Common's 113 acres. This enviable location puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as useful local shops and lovely cafes and pubs on nearby Forest Hill Road. Parking is unrestricted on the street (and there is always plenty in our experience).

For stations, you've got three to choose from in walking distance: Peckham Rye, East Dulwich and Honor Oak Park. Locals tend to grab any bus from Forest Hill Road (the end of your road) and treat it as a shuttle service to Peckham Rye Station.

In the front door and your own front door is straight ahead (there is just one owner-occupied property below you). Take the stairs here and from this half-landing area you have the property's main sash-windowed bathroom to your right. This has a neat white suite.

To the rear of the house is your generous kitchen. This is bright (being pleasingly double-aspect) and nearly 15 feet by nearly 10 feet, neatly fitted out with timeless Shaker-style units. Take steps down to your private garden from the stable door here. This is long and mature, with ample places to relax, a raised deck, mini pond and plum tree.

Up to the landing proper, and bedroom one is on your left: softly-carpeted, and over 10 feet by nearly 12 feet. Across the front of the building you have your impressive reception room (with bay window and additional sash) of 16 feet by 14 feet. New and soft carpets impress underfoot, as next door. A feature fireplace with tiled hearth further impresses.

Take more stairs up and you'll find bedroom number two set to the rear of the house. If you don't need all three bedrooms, this would be a dreamy home office/gym/hobby room. This is 14 feet by 9 feet, modern in style, with exposed brick detail, smart herringbone flooring, and double-glazed French doors delivering you to your delightful, sunny, screened terrace. Peek at London skyline views here (then upstairs you have the best views of The Shard etc.).

The crown of your new home is the frankly fabulous master suite. Your large bedroom is nearly 20 feet by 10 feet, with twin Velux windows, a Juliet balcony, exposed brickwork and loads of accessible eaves storage. A contemporary en suite shower room completes the tour (large Velux here).

We've mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local; Horniman Gardens, Goose Green and One Tree Hill are just three examples.

In addition to the run of handy shops on Forest Hill Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road's Saturday market is also local.

Our favourite nearby cafes are Cafe G (on the corner of The Gardens), and Cafe On The Rye.

Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months).

For social meets, Watson's General Telegraph, The Herne Tavern and The Clockhouse are your closest public houses, in handsome Victorian buildings and with big outside areas.

Bellenden Road also isn't far for top restaurants including Artusi, The Begging Bowl and Ganapati. Other strong dining options in SE15 include Banh Banh, Mr Bao, Levan and Peckham Bazaar. Mamma Dough, Babur and Nonna Maria in the Honor Oak area are also highly recommended.

As well as lots of local boutique gyms snd yoga/pilates studios, East Dulwich leisure centre is a short stroll away. Or/and you can sign yourself up for British Military Fitness workouts on Peckham Rye, or join the friendly throng of park runners each Saturday at 9am.

Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony's (Catholic) primaries.
