Description

A33496DAC87 - The entrance to the house is from the front garden (via a gate from the little road), and leads into a nice East facing veranda attracting the morning sunlight. A door to the left leads down into the cave. A door then leads into a hallway. To the right of the hallway is a tidy shower room with heated towel rail, large shelved cupboard, double glazed window and with a separate WC. From the hallway to the left is a bright and airy lounge with new log burner (fitted 2023 & “green flame”), large cupboard with fitted shelves and external French doors which leads onto the secluded terrace at the back of the house. To the right of the lounge is the kitchen with fitted cupboards, plumbed dishwasher, electric cooker hood extractor fan, electric point for a cooker, larder, and windows overlooking the terrace. The flooring is wooden floorboards or French tiles (possibly original).

A lovely wooden staircase (insulated underneath) leads upstairs to the three good size bedrooms, the staircase has a false wooden ceiling (insulated) that also provides access to the small loft (insulated). The main bedroom boasts a dressing area and access to the balcony (via French doors), which provides fantastic views overlooking the gardens, the village and the surrounding countryside. The balcony and terrace are in sunshine in the afternoon and well into the evening.

Outside, there is the nice private terrace, and a good size enclosed garden, ideal for growing vegetables etc. There is also a garage for private parking (with vehicular access from the road and a door from the garden) and also two very useful storage spaces / sheds. One of these outbuildings houses a traditional concrete bath previously used for laundry and with working hot/cold water taps.

The house was rewired around 2015 and is on the town’s main water and sewage system. Two new electric radiators were fitted in 2023, one is in an upstairs bedroom and the other is the towel rail / radiator in the shower room. There is an electric VMC / extractor fan that serves the shower room and kitchen, and there are electric ceiling fans in the lounge and main bedroom. Down in the cave, is an electric water heater (2023), fitted shelving, electric points and a plumbed in washing machine.

A nice short walk into Peyrat Le Chateau which has a beautiful leisure lake with beach, restaurants, cinema, bakery, Spar shop (5 min walk from the house), patisserie and communal BBQ area. More facilities are available in the nearby market town of Eymoutiers which has markets selling local produce, supermarket, and bars and restaurants. The magnificent Lac De Vassiviere is about a 15 minute drive away and has beaches, watersports, and cafes/restaurants. The house is located in one of the best areas in Europe for star gazing with little light pollution. The area is rich with wildlife, and is a great area for outdoor pursuits. The house is approximately one hour from Limoges airport.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
