And with outstanding school catchments including Denbigh School, Watling Academy, and Two Mile Ash Middle School.

Step inside to discover approximately 818 square feet of thoughtfully arranged living space, beginning with a neat and practical entrance hall with a convenient downstairs WC. The spacious lounge flows seamlessly into a formal dining area with clever understairs storage, while French doors lead through to a bright and airy conservatory, creating an additional versatile reception space. The kitchen has been tastefully refitted with modern units, an oven and gas hob, and an integrated fridge. It also benefits from side access to the garden and garage, offering a perfect blend of practicality and style.

Upstairs, a bright landing leads to three well-proportioned bedrooms. The master stretches across the full width of the house, the second bedroom offers plenty of space at the front, and the third is a charming single—perfect for children, guests, or a home office. A sleek family bathroom completes the upstairs, with fully tiled walls and a shower-over-bath setup.

Outside, the gardens truly steal the show. To the front, a beautifully landscaped garden and generous driveway provide parking for multiple vehicles, with mature flowers and shrubs creating immediate kerb appeal.

The rear garden is a private haven, thoughtfully designed for year-round enjoyment. It features a charming patio area, laid to lawn, vibrant flowerbeds, and a tranquil pond with an attractive water feature, offering a peaceful setting for both relaxation and entertaining.

The single garage currently accommodates freestanding appliances, including a fridge freezer, washing machine and tumble dryer, and also houses the boiler. It is fitted with an up-and-over door and provides convenient access to the front of the property.

Location-wise, you’re in prime position. Just two and a half miles from Central Milton Keynes, you’ll have shopping, dining, and direct trains to London Euston in only 30 minutes. Two Mile Ash itself offers the best of community living, with a local centre, supermarket, post office, takeaways, and leisure options such as Abbey Hill Golf Course and the Mercure Hotel & Conference Centre all on your doorstep.

This home is not just bricks and mortar—it’s a lifestyle upgrade. With a quiet cul-de-sac setting, outstanding schools, beautifully landscaped gardens, and easy access to Milton Keynes and beyond, it blends comfort, convenience, and charm. After 35 happy years with the same family, it’s now ready for its next chapter—and if you’re quick, that chapter could be yours.

PART BUY – PART RENT (In a nutshell)
This example is based on purchasing a 25% share of the property. The full property price is £400,000, meaning a 25% share costs £100,000.

To qualify for this scheme, you must have a minimum cash deposit of £100,000. This must be cash and cannot be obtained through a mortgage. A mortgage is optional and can only be used in addition to the cash deposit if you choose to buy a larger share.

For example, if you wished to purchase 50% of the property, you could use £100,000 cash and obtain a £100,000 mortgage for the remaining share.

If you purchase 25% with cash only, no mortgage is required. You will then pay rent on the remaining 75% share, with the option to buy additional shares over time (known as staircasing) — all the way up to 100% ownership — or move at any time, subject to eligibility criteria.

EXAMPLE CALCULATION (25% PURCHASE)
Property Price: £400,000
Cash Deposit (25%): £100,000
Unpurchased Share: £300,000
Annual Rent (5.89% of unpurchased share): £17,670
Monthly Rent: £1,472.50

The deposit must be at least 25% of the full property value. Rent is charged at 5.89% on the share you do not own. If you purchase more or less than 25%, the rent figure will fluctuate accordingly.

Additionally, there is a monthly management fee of £26.43. If you choose to purchase a larger share using a mortgage, your mortgage payments would need to be factored into your overall monthly costs.

Property Sold Properly.

The difference between ordinary and extraordinary? It's that little bit extra.

At TAUK, we believe it's the small details that make the biggest difference. A little more time understanding your home and what makes it special. A little more thought behind the marketing, so it reaches the right buyers. A little more care in negotiations, ensuring you don't just sell, but sell well.

It's the combination of all these extra little bits that delivers extraordinary outcomes.
