A super feature, from many aspects of the property, are the charming views of the surrounding rolling countryside and woodland.

Accommodation
The front door opens to a bright kitchen which has a huge east facing window which bathes the kitchen in morning light.

There are fitted base and wall units with under unit lights, space for a fridge/freezer, under unit fridge and washing machine. A cooker with gas hob has an extractor above and a boiler cupboard provides further storage for coats, boots and kitchen equipment. The kitchen flows through to the dining room which again has a large window.

A central hallway connects all the other accommodation and again, another large window ensures this is also full of light.

A south-facing sitting room has French doors out to a terrace and an attractive, ornate, red brick fireplace is a focal point. There is an additional sitting room/bedroom 5, a second set of French doors leads out to a terrace and the garden. The spacious principal bedroom has an ensuite shower room and the family bathroom is off the central hall with an airing cupboard to the right.

Upstairs a bright central landing leads to 3 further bedrooms, in the eaves, with roof lights. There is access to eaves storage and the new water cylinder is located within the eaves.

Outside
A drive provides parking for up to 5 cars. There is scope to extend this if required. A single garage and stable/store provide further scope and the enclosed mature garden is a haven for flora and fauna, with shrubs, trees, including an apple, and a site previously covered by a fruit cage which is brimming with raspberries.

About the area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield .
Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.
