Description

Charming detached three bedroom bungalow sitting centrally within it's plot; affording garden views from all rooms.
Enjoying a rarely available location on the fringe of Grayshott village, a tucked away position where peace and tranquillity abound within walking distance of Ludshott Common.

Gated front garden offering a very attractive sunny, level approach to the house, mainly laid to lawn with mature plants and shrubs plus hedging, providing both a natural boundary and high degree of privacy. Running up the side of the plot is a herringbone block paved driveway offering parking for several cars leading up to a spacious garage with up and over electric door and a store to the rear.

The front door opens into a welcoming glazed entrance, and reception hall beyond. The large windows throughout the bungalow are to be commended, allowing natural light to every room.

To the right hand side of the hall sit two generous reception rooms; the sitting room is dual aspect with patio doors onto the rear garden and benefits from a central fireplace (open Baxi fire currently, but there is a capped gas supply close by). The dining room beyond it enjoying triple aspect views over the surrounding gardens. Being of an almost equal size, there is the flexibility to use these rooms for either purpose.

A fitted kitchen offers good storage with space for several white goods and a breakfast table with the added benefit of a hatch through into the main reception room. The window above the sink offers the perfect spot to watch birds in the garden and the back doors offers an easy route out to enjoy the garden.

The bedrooms space sits to the left hand side of the bungalow. There are two double bedrooms with fitted wardrobes; one additionally benefitting from a built in corner sink/vanity unit. The third bedroom has a built in wardrobe but is currently used as a study. Completing the accommodation is a recently upgraded family shower room with large walk in shower cubicle and sink with large vanity storage cupboards below.

The grounds are level and extend to just over quart of an acre, sitting in a central position the bungalow enjoys gardens to all sides. Such a rural feeling garden, with the privacy and wildlife it enjoys is incredibly rare. Most of the garden is laid to lawn with mature trees and shrubs interspersed. To the far right hand corner is a paved patio, perfectly positioned for afternoon and evening sun. Tucked away to the other side, behind the garage are a useful shed, Rhino green house, compost bins and fruit cage; excellent provision for the seasoned gardener.
