I live in Momento, Hayes. Overall, it’s a convenient and well-connected area. The good aspects include easy access to public transport, especially Hayes & Harlington Station, which makes commuting to central London quite straightforward. There are plenty of nearby shops, supermarkets, and restaurants, and Heathrow Airport is just a short drive away. The area also feels quite multicultural and lively.On the downside, traffic can get busy during peak hours and certain parts of Hayes can feel a bit crowded, and there isn’t as much green space as in some other London suburbs.
How has the building management responded to any problems or issues you have raised:
The building management team at Momento Hayes has been excellent in handling any issues I’ve raised. They are always quick to respond, professional, and genuinely committed to resolving problems efficiently. Sajid Lodha, in particular, has been outstanding — he ensures that every concern, no matter how small, is addressed promptly and with great attention to detail. It’s clear that resident satisfaction is a top priority, and their proactive approach really sets them apart.

They built a new play area for children, which wasn’t there when I came for the viewing. It was a wonderful surprise for my child, and she absolutely loved it

Positives: 1. Excellent transport links: Epsom Station is within walking distance with trains to London in under 40 minutes, making commuting very convenient 2. Diverse dining and shopping: Wide range of local shops, restaurants, cafés, pubs and take-outs within walking distance (Asian, Oriental, Mediterranean, Continental cuisines) 3. Green spaces nearby: Beautiful parks like Epsom Downs, Horton Country Park and Nonsuch Park perfect for walks and relaxation 4. Vibrant town centre: The Ashley Centre shopping area and lively atmosphere with plenty to do Community events with regular farmers' markets (first Sunday of each month), the famous Epsom Derby and town square markets create an electric atmosphere 5. Safe and secure area: Strong community feel with friendly neighbours 6. Car not essential: Everything within walking distance means you can save on petrol costs Challenges: 1. Parking challenges: Limited paid parking spaces available; dedicated parking comes at an extra monthly cost, visitor parking is very limited 2. Noise from station/traffic: Can be noisy if windows are left open, especially for flats overlooking the station (though fine when windows are closed) 3. Quieter nightlife: Only a challenge if you are a party animal as nightlife is not as extensive as the big city though there are cosy pubs and some lively spots 4. Commuting after midnight: Can be difficult getting back from London late at night 5. Competitive housing costs: Being in a sought-after location means higher rental prices 6. Traffic during peak hours: Can get a bit busy occasionally

Fizzy Epsom is situated in an excellent location, with the train station located within the same building (accessible via a separate entrance) and a variety of shops located just a few steps away. The central location can result in some noise during peak hours; however, the double-glazed windows help reduce sound from the trains and the surrounding area.
How has the building management responded to any problems or issues you have raised:
Given the building’s age and normal wear and tear, we’ve faced both major and minor issues in our flat. Michel and Rogan have worked tirelessly to resolve everything quickly and efficiently. Rogan, in particular, takes pride in his work and approaches every task with perfection, ensuring the highest standards are met. The team’s professionalism, dedication, and genuine care make life at Fizzy Epsom seamless and worry-free—truly making a difference every day.

I didn’t encounter any surprises when moving in. I know the area well, and Michel was so thorough during the viewing—honest, knowledgeable, and really made everything straightforward.

Good location between two tube stations (Greenford, Central Line and Sudbury Hill, Piccadilly Line). Nice array of nearby shops, there’s a Starbucks and Co-op on site as well as two other coffee shops and a newly opened restaurant.
How has the building management responded to any problems or issues you have raised:
Yes, and very quickly. Whenever we’ve had issues they’ve been fixed within hours.
