Description
Located just a stone’s throw from the seafront, this stunning Regency third floor apartment offers a bright and inviting home for a single occupant, couple, or small family. With generous proportions, high ceilings, period details, sea views, and thoughtful interior design throughout, it’s very much a home to retreat to and enjoy.
Enter through the building’s ground floor entrance and follow the stairs to the third floor. Stepping into the apartment, you’re greeted by a welcoming split level hallway, with stripped-back original wooden floorboards leading the way. At the rear sits a good-sized bedroom with space for a double bed and wardrobe, or equally ideal as a calm home office or nursery. Soft neutral tones complement the period fireplace with a built-in bookshelf on one side.
Positioned centrally is a charming bathroom, fitted with a classic white suite and chrome fixtures, including a rainfall shower over the bath and a heated towel rail. A large sash window fills the room with natural light, while contemporary tiles in a soft colour palette add the perfect finishing touch.
A short set of carpeted stairs leads up to a bright landing, currently styled with potted houseplants. Here you’ll also find a useful storage cupboard and access to the loft above. The principal bedroom continues the Regency character, a superbly spacious room with another elegant fireplace and a large sash window ensuring plenty of light. Here, you can also enjoy the red skies of sunset as the day draws to a close.
At the front of the home, the generous living room is a standout feature. Twin bow windows take full advantage of stunning sea views, and a beautiful fireplace subtly distinguishes living and dining zones. Next door, the separate kitchen, installed within the last four years, brings a modern edge, blending stylish finishes such as coloured cabinetry and an exposed plaster feature wall with practical touches including integrated appliances and cleverly designed storage built around yet another period fireplace.

A note from the owners
When we made the decision to move from Victoria park in East London to Brighton, we hoped to find a similar village-like feel to the area we moved into, and Kemp town mirrored that closely.
The Kemp town village area offers brilliant cosy coffee shops, pubs and fantastic local retailers. The transport links are brilliant, including the characterful Volks rail close by. The flat is a short walk to beautiful green spaces, a mere 15 minutes you can find yourself on the South downs way, and an even shorter walk to the seafront, which in the summer is convenient. The beach in Kemp town is often just a little too far for the out of towners to venture for sunbathing, so it’s often a lot quieter.
The flat itself gets beautiful light throughout the day, rising in the living room and setting in the main bedroom, the sunsets in the autumn in particular throw an incredible light into the main hallway. Being the top floor, it’s incredibly quiet, perfect for undisturbed slow Sunday morning lie-ins. In a nutshell we have loved living here.
The area
Chesham Place sits just off Marine Parade, one of Brighton’s grand Regency seafront avenues in the heart of Kemp Town. From here you’re moments from the beach and within easy reach of everything the city has to offer. Kemp Town Village is just around the corner, with its independent cafés, pubs, and shops lending a real neighbourhood feel. A little further west, Brighton’s famous Lanes, Royal Pavilion, and cultural quarter are all within a 20–25 minute walk along the seafront.
To the east, Brighton Marina offers supermarkets, a cinema, David Lloyd gym, and a host of restaurants and bars wrapped around the harbour. The seafront itself continues to evolve, with the recently opened outdoor Olympic-sized swimming pool, beach sauna, food outlets, and bar sitting alongside long-standing favourites like the mini golf course, children’s playpark, and historic Volk’s Electric Railway. For a change of pace, the Undercliff Walk leads you from the Marina to the pretty village of Rottingdean, known for its duck pond, art galleries, and welcoming pubs.
Transport links
Chesham Place is well-connected with the centre of Brighton, Brighton Station, and Rottingdean by a regular bus service that stops directly outside the property. The A27, with its links to Lewes in the east and onwards to the A23 and Crawley and London to the North, is a fifteen-minute drive away. Gatwick Airport is a forty-five-minute drive away and Heathrow Airport is an hour and twenty-minutes drive away. Outside the property, there is permit-holder parking.
