Of interest to investors and potential occupiers - A freehold pair of elegant Grade II Listed Victorian stucco faced double fronted detached villas on one of London's most attractive garden squares. Each villa is arranged as separate apartments with the pair providing 42 units in total, 34 of which are self-contained. 41 are let on assured shorthold tenancies and one is vacant (at the time of writing) producing in total £805,636.08 per annum (gross)

Description

The properties comprise a Grade II Listed pair of detached Victorian villas, each stucco faced and arranged on ground, lower ground and three upper floors. The buildings have been converted to provide a total of 42 letting units of which 34 are self-contained with eight units having exclusive use of their own separate lockable shower room/WC or bathroom/WC outside of the main living space.  Please refer to the floor plans, virtual tours and tenancy schedules for more detailed information. There are communal gardens to the rear of the buildings. Residents enjoy the use of Pembridge Square Gardens opposite, a private gated garden square accessed by key only. The gardens are landscaped and include an attractive rose garden

34 Pembridge Square has communal gas boilers on each floor. 30 Pembridge Square has two boilers (one for heating and one for hot water) in the basement that services all the flats. However, flat 7 at number 30 has an independent electric system. All tenancies are furnished and rents payable (with the exception of flat 7 at number 30) include contributions for the gas supply. Rental figures shown here are therefore gross. The landlord pays for gas directly.

The owners have maintained the accommodation to a high standard, with some 25% having been recently refurbished. Fire and safety certificates are available for inspection.

Number 30 extends to approximately 795 sq m (8560 sq ft) and number 34 to around 772 sq m (8310 sq ft).

Location

Pembridge Square is situated east of Pembridge Road, which runs north south from Notting Hill Gate to Portobello, in the Royal Borough of Kensington & Chelsea. This is a popular location, set around the award winning Pembridge Square garden. The garden features a woodland area, wild flowers and a rose garden.

There are high end shops and exclusive restaurants along Westbourne Grove to the north, as well as the bustling Portobello market close by. Close to the north boundary of Hyde Park, the property benefits from being close to its ample open spaces. Marble Arch (via the Central Line from Notting Hill) is five minutes away, and High Street Kensington is positioned at the end of Kensington Church Street, running north south from Notting Hill Gate.

The world class shopping facilities of Knightsbridge, including Harrods and Harvey Nichols stores, are around 2.2 miles to the south.

Transport

Underground connections are conveniently accessible from Bayswater Station (Circle and District lines), Notting Hill Gate Station (Central, Circle, and District lines) and Queensway Station (Central line), all of which are no more than 10-12 minutes' walk from Pembridge Square. The nearest major rail station is Paddington, about 15-20 minutes away by foot or a short bus ride. Services from Paddington include National Rail to the west of England and South Wales, the Heathrow Express fast train to Heathrow Airport, and the Elizabeth Line which offers quick connections to Canary Wharf, Heathrow, and east London. Gatwick Airport can be reached via train from Victoria Station, accessible by a short tube or bus journey. Road communications are excellent. The A40 (Westway) provides access to West London, the M40 and M25 motorways. The M25 connects to the M4 Motorway providing a direct route towards Heathrow Airport and western parts of the country.
