The land is situated adjacent to the existing Phoenix Park development located towards the southeast of Thame, within the administrative jurisdiction of South Oxfordshire. Access to the site is off Chaplin Close.

The site benefits from full planning permission for the “Erection of 6 new dwellings with associated access, parking landscaping and drainage (as amended by SAP calculations and Ecological Appraisal submitted August 2023 and amended drawings and documents submitted January 2024)”. Thame is a historic market town, benefitting from both national and independent high street shops, cafes, bars and restaurants. Thame also benefits from a range of recreation parks and sports facilities; notably Thame Recreation Ground, Elms Park, Thame Tennis Club and Thame Cricket Ground.
