Description

Tucked away in the heart of Bruton, this charming three-bedroom townhouse offers character, versatility, and the added benefit of an income-producing retail unit on the High Street.

The main residence, accessed via Higher Backway, is arranged over three floors and features spacious, light-filled accommodation.

The ground floor has a recent fully refurbished spacious room with new WC, currently utilised as a double bedroom but would make an ideal treatment room or office space with a further smaller double bedroom.

The first floor has a comfortable sitting room with original features and period charm, a dining room, kitchen, new shower room, and a bedroom.

The shower room has a classic white WC and hand wash basin, and a glass shower enclosure.

The kitchen has a range of wall and base units, an integrated electric oven and four-ring hob, extractor hood, stainless steel sink with mixer tap and drainer, space and electrics for a fridge, and space, electrics and plumbing for a washing machine/dishwasher.

The second floor has a further double bedroom and access to the roof terrace.

The vendor is open to remaining as a tenant at 3 Higher Backway or offering the property with vacant possession and no onward chain - providing flexibility for both investors and owner-occupiers.

To the rear of 3 Higher Backway is a sheltered courtyard and pedestrian access to the parking area.

Further highlights include a recently replaced flat roof, a shared parking arrangement, and proximity to Bruton's renowned shops, cafés, schools, and train station.

The property also incorporates a self-contained commercial unit at 9 High Street, currently tenanted and generating a rental income.

An exceptional opportunity in one of Somerset's most desirable market towns - ideal as a home with income, a boutique investment, or a live/work base.

About Hunter French, Bruton

9 High Street, Bruton, BA10 0AB

Hunter French Estate Agents were formed in 2005 by Stephen Hunter and Karen Dumine both of whom had been working in corporate Estate Agency since 1996 and 1988 respectively.

They decided to join forces and opened an Estate Agency that actually focused on selling property rather than mortgages, overseas homes and insurances! The first office was opened on the busy London Road in Bath - covering Larkhall and the villages beyond.

In 2007 their second branch was opened in Corsham, followed by Devizes, Frome and Tetbury. In 2019 Karen Dumine headed up the new office in Bruton which has gone from strength, covering Bruton, Wincanton, Castle Cary and the surrounding villages. 2024 welcomed another new branch opening in Wotton - Under - Edge in Gloucestershire.

Karen has a wealth of incredible knowledge in the property industry. She has not only helped hundreds of people move in her career but has also been involved in property renovation, holiday lets, short term rentals - she has even written about property and been published in newspapers and magazines.

She is joined in the Bruton Office by Joolz Matthews and Joshua Manuel. Independent financial services are provided by Jeremy Blair and Jo Betts
