Description

Jan's Comment...
This beautifully maintained four-bedroom, detached home sits in a fantastic and peaceful position in this quiet cul-de-sac. The owner of this home has lived here since 1991 which is testament to how good a location and house this is. It offers a modern, move-in-ready space that has been thoughtfully updated throughout but still gives lots of potential to put your own mark on with the potential to extend (STP) like many of the other houses have in the road.

Step inside to find a welcoming entrance with a refitted cloakroom. Next up is a large dining room, which could also be a study or playroom. Opposite to this you have a bright and airy living room which spans the full depth of the home and has double doors leading onto the private rear garden. One of the features that I love about this room is not only the fireplace, but the way the light comes through the big window at the front.

To the back of the house is one of my favourite rooms, the large open plan, kitchen diner that overlooks the garden. This is a great space for family and entertaining with the breakfast bar and enough room for a good size dining table. No perfect family home would be complete without a separate utility room and this one has just that. It's such a must have to keep the washing machine and dryer out of the way but it also gives you access into the double garage.

The property is bright and airy upstairs too, with a window on the landing. There are four bedrooms, two singles, one of which has fitted storage and two good size doubles. The master bedroom boasts a full wall of built-in storage and its own en-suite. The refitted family bathroom adds to the home’s fresh, contemporary feel.

The garden has to be one of the the big selling points, not only is it a fantastic size but also extremely private with the trees behind. To the front, there is ample driveway parking and as I've mentioned the double garage which has an electric up and over door.

Homes in this location don't often come to the market, this is a must see house for anyone looking for a quiet, sought after location.

Area Comment
This house is in one of the most sought after roads in Little Sandhurst it really is a hidden gem. It sits in such a beautiful and quiet close. Sandhurst station is less than half a mile away and only a 5 minute walk. With Sandhurst high street just a few minutes further on from there with a great choice of shops and local business.
The home sits within the Ofsted outstanding school catchment of Edgbarrow, and is only a few minutes walk from both St. Michael's and New Scotland Hill Primary Schools. Within a few minutes drive you are at the popular Camberley Meadows where you have the choice of both Tesco and M&S superstores. If you like the idea of having green space to walk around, then this is perfect with Wildmoor Heath Nature Reserve just around the corner and both Ambarrow woods and Horse Shoe Lake nearby. If you are commuting there are great links to both the M3 and M4.

Sellers Comment
The time has come for me to move away from Templar Close where I have lived at No. 29 for almost 25 years.
Far from being simply bricks and mortar this is where together as a family we were able to navigate the challenges and celebrations that we encountered living under the same roof for many years! Lots of happy memories thankfully.
With excellent schools on the doorstep namely Edgbarrow ( outstanding) and every Primary school, my sons then went off to University and flew the nest for good some years ago. Now, it's just me!
Let me tell you a little about Templar Close.
Firstly , No. 29 is in a perfect spot - slightly elevated at the end of the Close, with no passing cars except from the family next door.
It is quiet, peaceful and very, very safe.
The garden is not overlooked and in the summer you can sit in the evening sunshine with just the birds for company.
Next you will want to know about my neighbours. Lovely people - kind, supportive and always there if you need help. Never intrusive. We have 2 Templar Close gatherings each year. A Summer BBQ and in Winter a Christmas Lights Switch On at the beginning of December.
Finally, Templar Close is in an excellent location to access all that the community of Sandhurst has to offer - shopping, transport links, recreation and much , much more.

It has taken me several months to come to this momentous decision, but I know that the time is right for me.
No. 29 Templar Close may be right for you.
Just come and have a look around. You may experience that warm feeling of " we could live here". You never know!

Good luck with your search.
