    There is a good range of local shops, restaurants, and cafés nearby, as well as practical amenities such as a nail salon, laundry services, and gyms. Transport links are convenient and reliable, making it easy to get around. The area is generally quiet and calm, though the school nearby can be noisy at certain times of day. Overall, the street feels clean and well-maintained, with no major issues around parking, bin collections, or anti-social behaviour.

    How has the building management responded to any problems or issues you have raised:

    Maintenance issues were resolved quickly in most cases.

    Please share one thing (or more) which you wish you had known before you moved in:

    One thing I wish I’d known in advance is that the move-in process can be a bit challenging depending on which side of the building you’re on. Our movers struggled with the few steps leading to the entrance, and loading can only be done from one designated side, which can make things slower. It’s worth planning ahead with your moving company so they’re aware of the access limitations.

    Its perfect. Should have a tesvo or sainsbury inside. A nice grocery store will be great to have. Where there are some great halal options at subsidized rates.

    Yes always. I am well taken care. Each and every staff member of the Dolphin Square are very supportive and makes me feel Home

    The location is amazing, you are within minutes of everything you need, with excellent transport links right on your doorstep

    How has the building management responded to any problems or issues you have raised:

    The building management team has been prompt and responsive whenever any issues have been raised. Communication is clear, and they tend to deal with matters efficiently, which gives confidence that the development is being well looked after.

    Please share one thing (or more) which you wish you had known before you moved in:

    I hadn’t fully appreciated how practical Dolphin Square is until I moved in. The location and facilities make day-to-day living very straightforward. I’d suggest new residents take advantage of the communal areas and on-site amenities, they’re a real benefit and make the building an easy place to live and work from.

    Working with Mickey has been a pleasure - his attention to detail and service is fantastic! He helped my family secure the flat and followed up after.

    Yes, they fixed our hot water for the showers and were helpful

    Please share one thing (or more) which you wish you had known before you moved in:

    No air conditioning is provided which is difficult

    Please tell us about the good and bad aspects of living in your local area:

    Mr Patels shop in Dolphin Square has now closed which was a life line for many residents. Tescos in Pimlico is now the nearest store or Sainsburys in Warwick away which can be challenging as the 24 bus is very unreliable It’s good to have a tube station nearby . Also a few cafes and coffee shops. There are some pretty open spaces nearby. The local area itself is a pleasure to be in and I very much enjoy living in Dolphin Square and its location.

    Very accommodating especially around the move to my new flat

While we understand that our estate-wide restoration programme can occasionally cause some disruption, we are excited to share what’s ahead, especially the reopening of the Dolphin House Spa and Club. We’re pleased to hear you feel supported by our reception and facilities teams and that the sense of community at Dolphin Square is something you truly value. We take great pride in nurturing and enhancing that community, so it’s encouraging to hear this is being felt. We appreciate your comment about the height of the kitchen cupboards. Your feedback is valuable and will be passed on to our design team for consideration in future refurbishments. If this is causing any practical difficulties, please don’t hesitate to reach out, as we may be able to look into this and whether we are able to offer a solution. Your suggestion regarding clearer guidance for appliances, such as the cooker and utility room switches, is very helpful. Please note that we offer home demonstrations, which can be booked through our reception team, to support residents with settling in and using their appliances with confidence. If you are yet to have one, please do speak with our team who can assist. We too were saddened by the closure of Mr Patel’s shop, which served our residents for many years. We are currently exploring options to enhance local convenience, and this remains a consideration for the future of the Arcade.
