This one bedroom assisted living apartment offers views over the bowling green and landscaped gardens. It provides a balance of a quiet living space with access to the wider village community.

Entrance Hall
The entrance hall leads to the sitting room, bedroom, and shower room. A storage cupboard provides space for coats, shoes, and everyday items.

Living Room
The living room features double glazed windows with views of the bowling green. It includes a stone fire surround with an electric fire, as well as TV, satellite, and telephone connection points.

Kitchen
The kitchen is fitted with wall and base units, under cupboard lighting, a stainless steel sink and drainer, an integrated fridge with freezer compartment, and a washing machine. Ceiling spotlights provide additional lighting.

Bedroom
The bedroom has two double glazed windows with views of the bowling green. It includes a radiator and TV and satellite connection points.

En suite Shower Room
The en suite features a wet room style shower with a screen, a low level WC, and a wash basin within a fitted vanity unit. A wall mirror with spotlights and a heated towel rail are also included.

Outside
Residents have access to maintained communal grounds cared for by the village gardening team. The bowling green is a short walk away through the village centre. Nearby facilities include the Lodge Café and village shop.

Richmond Villages Letcombe Regis welcomes residents who are 55 and over. We also warmly welcome pets as part of the family.

The charming village of Letcombe Regis (c1086) is nestled in the Oxfordshire countryside at the foot of the Berkshire Downs and is close to Lambourn, often referred to as 'The Valley of the Racehorse' and famous as the second largest centre of racehorse training in England. Within a stone's throw from the village, you'll find a nature reserve, village pub, the beautiful Ridgeway and the picturesque market town of Wantage which enjoys a thriving atmosphere thanks to a good range of local.

Fees
A key benefit to living at Richmond Villages is the level of care, support and services that are available to make life more comfortable and enjoyable. A Service Charge of £197.65 per week covers the general upkeep of the village facilities, building insurance and maintenance, management and registration of staff, and social wellbeing activities and events. This is reviewed annually on 1st January.

A Transfer Fee of 6% of the sale price applies on resales in year one, 8% in year two, and 10% thereafter.

A separate charge for Ground Rent of £250 is payable annually on resale properties. This is subject to five yearly reviews from the commencement date specified in the lease.

Purchasers of Assisted Living apartments also pay for a Lifestyle Package or a Lifestyle Flex Package. These cover utility costs and (with differences between the two packages) meals, housekeeping and laundry services. Lifestyle Packages are available from £551 per week based on single occupancy. This is reviewed annually on 1st April.
