The local area around Loudon Yard has an excellent range of shops, including a nearby Morrisons and various convenience stores. Edgbaston Village offers high-quality restaurants, cafés, and relaxed bars, making dining and socialising easy. There are great open spaces too, such as Cannon Hill Park and Edgbaston Reservoir, both perfect for walks and outdoor activities. Transport links are very convenient, with regular buses into the city centre and quick access to major routes like the A38. Trains are also within reasonable reach. At busy times, traffic can build up, but it rarely causes major issues. Living on the street is generally quiet and pleasant. Parking is usually available, and bin collections are consistent. There’s minimal anti-social behaviour, and noise levels remain low, making it a comfortable and safe place to live.
How has the building management responded to any problems or issues you have raised:
Building management at Loudon Yard has been excellent. Any issues I’ve raised have been handled quickly and professionally, with clear communication throughout. Staff — especially Calvin and Reece — are proactive, approachable and always willing to help, which makes resolving problems smooth and stress-free.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how genuinely responsive and supportive the staff are — it makes settling in much easier. A useful tip for new neighbours is to explore the local area early on; with Morrisons close by and plenty of restaurants and green spaces nearby, the location is more convenient than you might expect from a quick viewing. While there isn’t much of a community feel among residents, the building itself is quiet, safe and comfortable.

I wish we had found out sooner how close cadburys world was.

Living in Moda has been really nice. There are lots of cafes, restaurants, and supermarkets nearby, and it’s close to everything I need. The area feels safe and convenient, and transport links are great. Sometimes it gets a bit busy during peak hours, but it’s still okay and never too noisy.
How has the building management responded to any problems or issues you have raised:
The whole management team is really nice and always ready to help. They respond quickly and make sure everything is sorted out fast. Everyone has been kind and supportive, especially Calvin and Zain they’ve helped me a lot since my first day and always check if things are okay. I really appreciate how friendly and responsive they are.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how quiet and calm the building is, it’s really good for studying, even in the evenings. I also didn’t know that residents can rent different items when needed, like cleaning equipment (vacuum cleaners, irons) and even entertainment items like Xbox and other games. Another thing is the vending machine, it’s always restocked quickly and never really runs out, which is super convenient. Overall, everything has been easier than I expected.
