The Tour

Its high ceilings create a wonderful sense of volume, and a cast-iron fireplace with ornate detailing occupies a central position. Original floorboards finished with a pale Osmo wash run underfoot.



A bright dining room sits adjacent. Here, a glazed door framed in midnight black allows light to pour into the space, while also providing access to the garden. An alcove with exposed brickwork sits within the chimney breast, and cast-iron radiators are peppered throughout the house.



In the kitchen, bespoke plywood and formica work surfaces have been fitted, and there is ample storage. A smart white tiled splashback lines one wall, with plywood open shelving above. Appliances include a Bosch oven and induction hob as well as a Bosch dishwasher, and there is room for a large fridge/freezer. On this floor there is also a bathroom with white tiling and smart plywood detailing, and an adjacent utility area. A cupboard under the stairs clad in OSB offers additional storage.



A staircase with original timber floorboards ascends to the first floor, where the principal bedroom sits at the front of the plan. Light pours into the space through two large sash windows, with a cast-iron radiator positioned beneath. The second bedroom sits to the rear of the plan; like the principal bedroom, it has an exposed brick alcove where a fireplace once stood.



Outdoor Space



A tranquil garden is tucked at the rear of the house. It has a neat paved path, with beds to plant flowers or vegetables on each side. A smart garden shed with dark timber panelling has recently been installed.



At the front of the house, a walled front garden is bordered with shrubbery and has space for potted plants.



The Area



Howarth Road is a quiet residential street lined by neat rows of terraced houses. The area abounds with green spaces; Bostall Gardens is a four-minute walk from the house, and has a children’s playground and two tennis courts, plus a wonderful community garden. Bostall Heath and Woods lie just at the top of Howarth Road, offering 160 hectares of rich grassland and woodland. Further afield, Lesnes Abbey Woods spans 88 hectares of ancient woodland, with meadows, ponds and formal parkland with views across the city skyline.



Southmere Lake and wetlands area is also close by; the iconic Lakeside Centre and its brutalist architecture sits at the water’s edge. Inside, a media space hosts regular exhibitions and events, while The Thamesmead Social café is highly regarded for its excellent brunch. Other favourite places to eat and drink in the area include The Plumstead Pantry, SALT for craft beers and The Star pub; the latter serves popular stonebaked pizzas.



The South Bank is easily accessible via Thameslink services from Abbey Wood to Blackfriars. Here, the Tate Modern, the National Theatre, the BFI and Festival Hall, as well as some excellent restaurants and bars, can be found. The delights of Borough Market, Flat Iron Square and Maltby Street Market can also be easily accessed from London Bridge.



There are plenty of schooling options near to the house, including Alexander Mcleod Primary, Bannockburn Primary and Pulse and Water College.



Transport connections in the area are excellent. Abbey Wood rail station is a 15-minute walk from the house, and runs Elizabeth line services to Canary Wharf in 11 minutes, Liverpool Street in 18 minutes, and Bond Street in 28 minutes. There are also Thameslink services to London Bridge in just under 30 minutes, and regular buses into Greenwich. The Kent coastline is within easy reach, with the seaside towns of Whitstable and Herne Bay just over an hour away by car.
