A desk for homeworking is positioned in a clever landing between the living room and bedrooms; the flowing spaces are linked by casa-style openings. There are new cast iron radiators throughout.



There are two double bedrooms on the rear side of the plan. The main bedroom has a wide original sash window that frames the view of the green garden, catching the morning light. Double-aspect, the second bedroom has a window overlooking the side of the building, as well as a full-height glass door, which opens onto the back garden.



The bathroom has a tactile wall of marine ply that wraps around the bath. Echoing the kitchen, a black concrete basin is set upon a bespoke slate cabinet, bringing cohesion. The tall handleless cupboard that runs to the ceiling adds extra storage.



Outdoor Space



There is a large garden to the rear of the flat. Formally divided between the leaseholders within the building, who each own an equal split of the garden, the space is used communally in practice. There is an expansive central lawn with beds meticulously planted with ferns, grasses and hostas. Two mature fig trees fruit abundantly in the summer, while cherry blossom trees add shade. The front garden is planted with fragrant lavender, acers and phormiums.



The Area



Navarino Road is perfectly positioned for the best of Wilton Way, Broadway Market and Mare Street, with the ever-popular open space of London Fields and its Lido at the end of the road. There are many fantastic restaurants locally, notably Lardo, Little Duck The Picklery and Yuki Bar. Violet Cakes, the Wilton Way Deli and local stores focusing on organic produce, as well as a number of good pubs and cafés dotted along Wilton Way. E5 Bakehouse, on the edge of London Fields, is excellent for freshly baked artisan bread. Weekly farmers markets occur at Victoria Park, a short walk along the Regent’s Canal Path. The renowned Gayhurst Primary and London Fields Primary are close by.



Hackney Central and Hackney Downs Stations are a five-minute walk away with direct services to Liverpool Street, Highbury & Islington and Stratford on the London Overground; London Fields also offers direct trains to Liverpool Street. Dalston Junction Station provides routes into Highbury & Islington, Shoreditch High Street and Liverpool Street. Bethnal Green Underground Station, easily accessible by bus, has excellent links to central London via the Central Line. Numerous buses run along Mare Street and Graham Road towards central London.
