Description

The Norfolk Agents are pleased to present this beautifully appointed character cottage, situated in the old part of Snettisham, just a stone's throw from the wide range of amenities on offer in the vibrant market place and with access on to miles of countryside walks from the doorstep. The cottage provides comfortable accommodation, including two double bedrooms and a cosy sitting room with a wood burner, as well as a superb outside space at the rear. The garden, which has been fully landscaped and completely transformed by the current owners, measures over 100ft in length and includes a delightful timber summer house.

The property has been a much loved and well-used 'home from home' for the current owners, and would be equally suitable for use as a holiday let, second home or main property. Over the last decade a number of notable improvements have been made to the cottage, including the installation of a well-equipped kitchen with appliances, replacement doors and windows at the front and new flooring on the ground floor. We would also like to make interested parties aware that the property is available with no onward chain.

ACCOMMODATION
Visitors are welcomed into the cosy sitting room, where a wood-burning stove serves as the main focal point. Other features include a plantation shutter on the front window and high-quality laminate flooring, which extends throughout the ground floor. The sitting room leads into the dining area, which provides plenty of space for a table with chairs, alongside the timber staircase which has a useful under stairs storage area. Beyond the dining area is the stylishly appointed kitchen, which comprises a collection of base and wall mounted storage units in pale blue, under fitted work surfaces and incorporating an integrated oven with grill, 4-ring ceramic hob, refrigerator, slimline dishwasher and integrated washing machine. From the kitchen, there is a fully glazed door opening out to the rear courtyard.
Upstairs there are two comfortably sized double bedrooms, with painted floorboards in the master room and fitted storage in bedroom two. The bedrooms are served by a neatly appointed shower room on the ground floor, comprising a 1m x 1m fully tiled shower enclosure, WC with a concealed cistern and a hand basin with vanity unit.

OUTSIDE
Directly outside the back door there are a set of bespoke iron railings with gated access on to the first section of garden, which includes a circular paved seating area, a storage shed and the brick-built gardeners toilet. An opening at the centre of a mature hedge leads trough to the main garden, which measures over 100ft in length and includes an expanse of neatly maintained lawn, colourfully planted flower and shrub beds and borders, a shingle seating area and a delightful summer house, from where there is a westerly view back towards the house.
It should be noted that, as with many properties of this type, the neighbouring cottages have a right of access over a 1.5m strip at the rear of the cottage. Likewise, this property benefits from a right of way across the rear of the cottage next door.

LOCATION
Snettisham is a popular village approximately 5 miles south of Hunstanton and 10 miles north of the historic market town of King's Lynn. The village is known for its sense of community, with various clubs, groups and an active programme of events around the churches and village hall. The types of property in the village comprise a broad mixture of period cottages, farmhouses and more modern properties, along with a wide range of amenities. Within a short stroll of this property there are a variety of shops (including a Co-op, bistro, hairdresser's and pharmacy), the Old Store coffee shop & micro -bakery, the award-winning Rose and Crown public house, primary school, doctor's surgery, vet's practice and builder's merchants. The village church is a striking feature of the landscape, with a 175ft tower and spire, thought to be one of the tallest in Norfolk. Opposite the village hall there are playing fields and a cricket pitch, which also hosts regular car boot sales and a farmer's market. An annual Victorian Christmas Fayre is held in the village square. Other local attractions include the nearby Royal Sandringham Estate, Norfolk Lavender and farm shop at Heacham, several wildlife areas (including RSPB reserves at Snettisham beach and Titchwell), the beautiful North Norfolk Coast, various golf courses, walks and sailing.
