Description

Trabroun is situated 1.6 miles outside of Lauder, 12 miles north of Galashiels and 26 miles south of the centre of Edinburgh. The land is accessed off a shared tarmacked road with joins the A68 providing easy access to the greater area.
Lauder is home to a range of amenities including shops, a cafe, an hotel, pubs, a primary school and it is in the catchment for Earlston High School. There a numerous agricultural suppliers in the area including in Earlston and Stow as well as St. Boswell which is home to an auction mart.

Land
The land at Trabroun extends to some 16.43 acres (6.65 hectares) or thereabouts. This is made up of 14.50 acres (5.87 hectares) of permanent grassland, of which 13.09 acres (5.30 hectares) is considered cuttable pasture and is suitable for making hay or silage. The holding is divided into four parcels. The land has been classified as Class 4.1 by the James Hutton Institute and with the highest point lying at approximately 240m above sea level. The fields are of a good practical size, predominantly enclosed by stock fences, topped with electric and stone dykes. Field 1, 3 and 4 are serviced by water troughs.

Cottage
The cottage consists of three bedrooms, one reception room, a kitchen/dining room and a utility room. No white goods or cooker will be included in the tenancy. The garden consists of a large area of grass lawn and ample parking on a gravel hard standing.

Farm Steading
The agricultural buildings comprises of one large general purpose steel framed shed, a storage shed which is divided into three, wash box, three kennels with access to a grass yard and a stables block with five loose boxes. In addition, there is a garden shed and two further kennels near the cottage.
It is further noted that there are some additional buildings which are the property of the current Tenant and will be removed.
