Keston Road, Peckham Rye, SE15

Description

Big, bright, beautifully and recently refurbished three double bedroom split-level Victorian conversion apartment of 1213 square feet, with a large west-facing roof terrace.

Your next home has excellent storage throughout, and as well as a new kitchen plus two new bathrooms, new carpets have just been fitted. You are in for such a treat!

The property has the advantage of the Freehold for the whole building (feel free to ask us for further detail).

The location is a particularly quiet, tree-lined residential street in Peckham/East Dulwich borderland. Walk just 10 minutes to Peckham Rye Station, or 11 to East Dulwich Station (both are Fare Zone 2). Bellenden Road and Lordship Lane are also but a short walk.

A smart communal hall is a warm welcome, there is just one flat below yours. First at the rear of the building you have a large bay-windowed double bedroom (or use it as an additional reception room). The main bathroom is next door, with contemporary suite and fittings teamed with glazed ceramic tiling.

Off the main landing, your generous kitchen is on your right. This is 12 feet by 10 feet, with Shaker-style fitted kitchen units in two hues, and solid oak counters.

The generous (16 feet by 14 feet) front reception room takes the width of the terrace at the front of the building and faces east: fab for morning light. There is a large bay window plus an additional one above the front door and both have custom-made shutters. You also have built-in alcove shelves and cupboards as well as a wood-burning stove.

Head upstairs for bedroom number two. An excellent size again, at 15 feet by 11 feet, with bespoke built-in wardrobes. Next door is an immaculate contemporary shower room.

Next, find the converted loft part of the apartment. Your large third bedroom has skylight windows and easily-accessible eaves storage, in addition to built-in wardrobes. You also have a skylit en-suite w.c. with even more eaves storage

Finally, you have your low-maintenance roof terrace (access this from either the lobby area of the master suite, or from the landing), with church spire and skyline vistas. It is 19 feet by 11 feet, and is walled and decked. You are facing west with a twist of south up here, so a total sun trap all afternoon.

This is a calm and leafy yet well-connected locale, with Peckham Rye Park and Common's 113 acres, plus Goose Green's pretty green space (with perfect plane trees) just around the corner. Interestingly, Goose Green was purchased in 1868 by Camberwell Vestry (at the same time as Peckham Rye Common) to save it from development.

Busy trendy town centres are just a short distance from your door; in the shape of fashionable Bellenden Road, hip Rye Lane, and lovely Lordship Lane. Some of our favourite spots include Ganapati, The Begging Bowl, Artusi, Levan, Il Giardino, Forza Wine, Lai Rai, Hausu and Mr Bao.

Foodie shopping is particularly easy in ED - we like The Cheese Block, SMBS, William Rose and Moxon's. North Cross Road has a wonderful regular Saturday market also.

The Gowlett pub is a strong local with pizzas. You are also close to The Victoria Inn, The Montpelier and The White Horse, and cafe culture is also easily landed upon. Petitou and Cafe G are a couple of nice examples.

East Dulwich leisure centre is a five minute stroll for pool, gym, classes and crèche. For cinemas, stroll to either Peckham Plex or Dulwich Picturehouse.
