Description

GUIDE PRICE £1,250,000 - £1,350,000

Watermill House is an exceptional riverside home, set on its own private island along the River Darent, approached by a gated drive and footbridge that immediately signals its unique setting. Designed to echo the character of a traditional mill while offering refined contemporary living, the property combines impressive architecture with generous light-filled interiors and ever-changing views of the surrounding water and landscape. Many window frames offer a different aspect of the river or gardens, creating a home that feels connected to nature at every turn.
The entrance hall sets the tone, opening into a beautifully appointed interior where considered design and quality finishes run throughout. To the front of the house the study provides an ideal workspace, while the sitting room enjoys a triple aspect with doors that open directly to the riverside terrace. It is a wonderfully calm space in winter and a bright, open extension of the outdoors in the warmer months. The heart of the home is the substantial kitchen, dining and living space stretching 48’ in length, arranged to make the most of the natural light. Finished with quartz surfaces and extensive cabinetry, it is designed for both everyday living and entertaining, with bi-fold doors leading out to the patio for effortless inside-outside flow. A snug sits within this space, offering a cosy retreat at the end of the day where the evening light plays across the water. A well-equipped utility room and separate boot room complete the ground-floor accommodation.
The first floor mirrors the purposeful layout of the ground floor, beginning with a spacious landing. The main bedroom is a serene retreat with front- and rear-facing windows, French doors to a Juliet balcony overlooking the river and an adjoining walk-in wardrobe, along with a beautifully appointed en suite shower room. Four further double bedrooms ensure excellent family accommodation, two with their own en suite shower rooms, all complemented by a stylish family bathroom. The second floor reveals a vast games room with a study area, ideal as a leisure room, cinema space, or a substantial home office, with elevated views across the river and treetops adding to the tranquillity.
Outside, the plot approaching half an acre has wraparound gardens with bridge to a larger space and has a blend formal planting around the house with the natural charm of the island beyond. Lawns, mature trees and winding riverside paths provide peaceful places to wander and enjoy the wildlife, while the outdoor private kitchen and terrace offer superb scope for entertaining. The property benefits from a garage, double carport, and extensive private parking on the approach to the house.
Although tucked away in a wonderfully private development setting, Watermill House remains well connected. Local village amenities are just a short stroll away, while Dartford and Bluewater are easily reached for a wider selection of shopping, dining and leisure. Families will appreciate the broad choice of schooling in the area, with a range of well-regarded primary schools nearby and access to several respected academies and sought-after grammar schools at secondary level, covering all age groups from early years to sixth form. Transport links are similarly convenient, with Farningham Road and Dartford stations, the A2, M25 and Ebbsfleet International all within comfortable reach.
Loved by its current owners for its privacy, exceptional natural light and magical riverside position, Watermill House has been a place of memorable gatherings and peaceful daily living. It now awaits its next custodians to enjoy its unique character and remarkable surroundings.

Seller Insight

Watermill House nestles on its own island along the River Darent, and for the present owners it has been a much loved home for the past ten years. They explained that the house is a mix of outer architectural charm, built in the style of an old mill, combined with a modern and sophisticated interior. The house was under construction when they found it and so they were able to have a great deal of input into its design. They ensured that it was a light flooded home where every window had a different view and the generous kitchen with its bifold doors onto the patio is a perfect example. The family can gather round the table for chatty informal meals or enjoy al fresco dining outside, on the patio where the river views create a relaxed holiday vibe. A snug off the kitchen is where the owners like to settle in the evening to savour the golden glow of the setting sun illuminating the water. It is an idyllic and magical way to end the day.

.

The living room has a triple aspect. It is a cosy winter room, and the perfect place to curl up with a book, but with the doors flung open you invite the outside in and can spend many happy hours watching the changing light rippling across the water and spotting the kingfishers, ducks and herons, all busy on the river. The house is the perfect entertaining venue and up to ten cars can drive across the bridge and park at the property. The owners recall family gatherings of twenty for Christmas lunch whilst a marquee was erected in the garden for a larger celebration. Guests who stay over are delighted by the fact that they can lie in bed listening to the soothing sounds of the river.

.

The garden is reached by a pedestrian bridge and when the owners bought the house, the garden was full of builder’s rubble but is now a mix of formal garden around the house and the more natural feel of the grass and trees of the island where again you can sit and be enchanted by the beauty that surrounds you on all sides. The house offers the perfect balance between seclusion and accessibility. Bluewater Shopping Centre and Dartford are only ten minutes away, a two minute walk brings you to the local pub and it is only a five minute stroll to the local shops. There are endless country and riverside walks, whist the A2 and M25 are a five minute drive, and the nearest station is just over a mile away at Farningham Road. You have the best of town and country living. The owners are sad to leave but say they are now rattling around in the house and it is time to downsize. They will miss the house and the ability to entertain large numbers where everyone enjoyed the unique (truncated)
