Description

An end of terrace four bedroom Grade II listed Georgian family home on a pretty tree lined road in central Islington

Description

With an attractive mix of modern and period features this beautiful Grade II listed Georgian house is on a quiet, conveniently located residential road opposite to the New River walk and garden in Canonbury.

The lower ground floor is currently open plan with reception to the front leading through to the dining room and kitchen. This is such a wonderful family space. The conservatory leads you out to the South facing garden which has gate access to the neighbouring road - wonderful for bike entrance and the removal of garden waste. There is a useful utility room at the front with door access to the front garden and stairs leading up to the pavement. The space under the front steps has been cleverly converted into a wine cellar.

There is a further reception on the raised ground floor. The room to the rear is currently laid out as a study but could be a bedroom. Double doors in this room lead you out to a South facing terrace with great views over the garden. There is a shower room on this floor.

The top floor offers three bedrooms and a family bathroom.

Location

Canonbury Grove is a small street flanked by Georgian houses on the south side with the New River and its pretty surrounding gardens on the north side, a beautiful stretch of leafy urban serenity. Canonbury is one of the most popular areas in Islington with a rich literary, artistic and theatrical history, having boasted George Orwell amongst others as residents. Pretty tree lined streets feature a mix of Victorian, Georgian and Neo Georgian architecture. Canonbury has some independent shops along Canonbury Lane and several popular gastro pubs pubs and restaurants, but with Upper Street close at hand, most shopping, drinking and dining experiences are to be had there.

Essex Road benefits from five bus routes towards Angel, Holborn, Kings Cross and the West End.

Essex Road railway station is a National Rail station and is approximately 230 metres walk away. It is on the Northern City Line and is one stop from Highbury and Islington Station and two stops from Moorgate.

Highbury and Islington station (Victoria Line, Overground and National Rail) is approximately 700 metres walk. Oxford Circus can be reached within 4 stops, National Rail links to Old Street and Moorgate, and London Overground connects to East and South London. Canary Wharf can be easily accessed by taking the London Overground towards Stratford International and changing onto the Jubilee line.

Canonbury station is approximately 850 metres away. This station is often overlooked, and offers those “in the know” quick and crowd-free access via London Overground to the West and South London. Canary Wharf is easily accessible by changing at Canada Water and Stratford International, Richmond and Hampstead Heath are all in reach without changing.
